About The Position

Cordoba is seeking an experienced Project Manager with a minimum of 10 years of full-time professional project management experience. The role requires extensive experience managing projects within large programs with construction values over $20M, and experience in planning, design, and permitting of educational facilities in a public works, or large commercial/healthcare environment is essential. The Project Manager will manage, oversee, and coordinate activities from grants and funding through planning, design, permitting, and Authority Having Jurisdiction (AHJ) approval. This includes reviewing schematics, adjusting designs with stakeholders, submitting designs for permitting, and preparing progress reports for upper management. The role also involves coordinating with public agencies, managing project budgets and schedules, overseeing architects and consultants, reviewing submittals and change orders, administering professional service agreements, and coordinating Fixtures, Furniture, and Equipment (FF&E) design. The position also participates in project close-out, including certification with the Division of State Architects (DSA) for educational facilities or obtaining a certificate of occupancy for commercial projects, as well as financial close-out if applicable. Other related duties may be assigned.

Requirements

  • Ten (10) years full-timepaid professional experience in Project Management of Commercial and/or Public/Educational Facility Construction.
  • Five (5) of the ten (10) years should have full responsibility for coordinating complex projects with construction values in excess of $20M (single project).
  • Experience in planning, design, permitting, of educational facilities in a public works, or large commercial/healthcare environment is required.
  • Proficiency in use of AutoCAD, Bluebeam, SketchUp, MS Office Suite.
  • Experience and knowledgeable with DSA process

Responsibilities

  • Manages, oversees, and coordinates activities, starting with grants and funding, planning, design, permitting, and Authority Having Jurisdicition (AHJ) approval.
  • Review schematics and programmatic documents and work with stakeholders to adjust project design as necessary. Submit designs to AHJ for permitting/approval.
  • Plans, organizes and prepares reports to upper management with respect to the status and/or progress of the projects.
  • Coordinates with all pertinent public agencies during pre-construction and construction to comply with all off-site work, and coordinates with various owner/project staff.
  • Manages both the project budget and schedule during pre-construction activities; monitors project budget on a monthly basis and ensures that the design and budget are aligned. Holds architectural firm accountable to stay within budgetary constraints.
  • Manages daily activities of the architect and their consultants and coordinates all aspects of the design with owner’s staff.
  • Review substitution submittals from architects that deviate from owner’s design standards and/or requirements.
  • Receives, reviews, and negotiates architectural Add Services and processes changes through owner’s contracts department.
  • Reviews progress and monitors payments to the architects and any other pertinent pre-construction parties.
  • Administers provisions of Professional Service Agreements between Architects and the owner.
  • Coordinates the design of Fixtures, Furniture, and Equipment (FF&E), and assures incorporation of FF&E into final design.
  • Participates in the project close-out with respect to project certification with the Division of State Architects (DSA) in K-14 educational facility, or certificate of occupancy if commercial project.
  • Participates in financial close-out if applicable to both types of projects.
  • Perform other related duties as assigned.
