Cullinan is currently seeking a full-time Project Manager in our Oak Brook office with responsibility for day-to-day project management and tenant coordination duties for assigned projects, from inception to completion, including oversight of design, estimating, scheduling, permitting, construction and turnover to Tenant/operations. The position offers a fast-paced work environment in a dynamic organization with specific responsibilities varying day-to-day across projects.

Requirements

  • Bachelor’s degree in construction management, Engineering, Architecture, Real Estate Development, or related field preferred.
  • Minimum 5 years of commercial real estate development and/or construction management experience required.
  • Experience with ground-up commercial, mixed-use, retail, hospitality, multifamily, or large-scale master-planned developments.
  • Strong understanding of vertical construction, infrastructure improvements, site/civil development, and entitlement processes.
  • Experience coordinating retail tenant improvements is highly preferred.
  • Experience interacting directly with municipalities, permitting agencies, inspectors, and utility providers.
  • Owner’s representative or developer-side experience required.
  • Proficiency with construction management and project tracking software, including: Procore, Bluebeam Revu, Microsoft Project and/or Primavera P6, Microsoft Excel.
  • Proficiency with construction scheduling, budgeting, reporting, and document management platforms.
  • Strong leadership, field coordination, and project management skills.
  • Excellent organizational, communication, and relationship management abilities.
  • Detail-oriented with strong follow-through and accountability.
  • Ability to manage multiple priorities, stakeholders, and project deadlines simultaneously.
  • Strong understanding of construction sequencing, scheduling, budgeting, and development processes.
  • Ability to work independently and proactively drive project progress.

Responsibilities

  • Coordinate landlord improvement work, redevelopment or build-to-suit efforts for assigned projects including but not limited to the following activities to provide complete oversight of the project from the beginning to completion and transition to operations:
  • Facilitate due diligence as necessary to understand the deal requirements and scope.
  • Prepare budget estimates.
  • Prepare schedules for pre-development and development activities.
  • Kick-off and facilitate A/E design and construction documents and coordinate design to be within established budgets.
  • Manage consultant including review of proposals, coordination of scopes, and oversight of deliverables.
  • Develop and coordinate the RFP proposal, scope evaluation, bid qualification and provide recommendation to proceed with the selected bidder.
  • Prepare contracts, negotiate and facilitate contract execution.
  • Conduct regular site visits to monitor construction progress and conformance to drawings, scope and schedule.
  • Track, monitor and maintain project budgets and proformas, monitor project costs, change orders, and approvals.
  • Prepare cash flow forecasts in collaboration with project accounting.
  • Track required leasing milestone dates and ensure timely notices and delivery to Tenants.
  • Review and track Tenant allowance (TA) distribution requests and forward to accounting for payment.
  • Coordinate internal and external stakeholders to ensure projects progress in alignment with established scope, budget, schedule, and business objectives.
  • Provide support across multiple projects simultaneously, balancing priorities and coordinating with internal teams as the project demands evolve.
  • Support project management efforts across multiple asset types, including retail, multifamily, mixed‑use, and VA‑related projects, as assigned.
  • Provide timely and accurate reporting to ownership and management, including information related to schedule, budget, risks, and recommended actions.
  • Interface with municipalities and third‑party agencies for assigned projects, including permitting and approvals.
  • Support Operations and Property Management with warranty items, capital improvements, and transition‑to‑operations needs.
  • Maintain positive working relationships with consultants, contractors, architects, engineers, municipal agencies, and internal teams.
  • Participate in industry education programs and professional organizations to stay current with industry trends and best practices.
  • Obtain senior leadership and/or ownership approvals as necessary.
  • Be cognizant of the Department and Company’s goals and assist in completing those goals by the target dates.
  • Maintain positive attitude when dealing with all team members, managers and clients.
  • Represent the company to others in the community in a positive way.
