About The Position

The Project Manager is responsible for delivering construction services The Samet Way out of our Wilmington office, bringing projects in within agreed-upon budgets and timeframes while meeting or exceeding quality standards and client expectations. The role carries comprehensive oversight of all project phases, from preconstruction through closeout.

Requirements

  • Bachelor's degree in engineering, construction management, business administration, or comparable relevant experience.
  • 5+ years independently manages midsize-to-large projects.
  • Experience managing commercial/industrial, education, multi-family, or healthcare construction projects.
  • Strong leadership, management, and computer skills with exceptional attention to detail.
  • 30-Hour OSHA Certification.
  • LEED Green Associate accreditation.
  • Valid driver's license.
  • Intermediate proficiency in Microsoft Office and SharePoint.
  • Able to collaborate remotely via Zoom or Teams and type complex correspondence.
  • Able to add, subtract, multiply, and divide in all units of measure using whole numbers, fractions, and decimals; compute rate, ratio, and percentage; and draw and interpret bar graphs.
  • Able to comprehend and execute detailed written and oral instructions using common-sense reasoning, and navigate obstacles involving a few concrete variables in conventional situations.

Nice To Haves

  • Professional credentials such as PMP, CCM, or DBIA certification (required-level expectation increases with seniority).
  • Experience leading negotiated design-build or construction-management-at-risk delivery.
  • Established relationships in the Wilmington / coastal NC market and trade-partner community.

Responsibilities

  • Assist with project procurement strategy, trade partner solicitation, quantitative take-offs, and general conditions development.
  • Manage designers and design/procurement completion for negotiated, design-build, or construction-management-at-risk projects.
  • Support sales presentations and develop and maintain client relationships before, during, and after construction.
  • Participate in developing Project Management Plans (PMP), including teamwork plans and responsibility matrices.
  • Develop organized job cost codes and establish buyout strategies to maximize profit potential.
  • Create detailed project schedules using company software, including work breakdown structures appropriate to owner contract requirements; update and distribute master schedules monthly and manage changes and corrective actions.
  • Understand all contract terms, conditions, payment requirements, schedule demands, and risk elements, and maintain a comprehensive understanding of project plans and specifications.
  • Create detailed scopes of work and prepare purchase orders and subcontracts within established signature policy limits.
  • Implement prequalification and risk management plans for subcontractor/supplier selection.
  • Ensure all required bonds and insurance coverage (GL, WC, PL, AL, BR) are in place, and that subcontracts are executed, before on-site work begins.
  • File required notices of contracts, lien agent notices, and project statements within specified timeframes.
  • Mentor project managers, engineers, and coordinators; provide clear direction and empower team autonomy.
  • Maintain client relations consistent with account management plans, targeting "Raving Fan" ratings (9/10) on surveys.
  • Ensure fair treatment of trade partners and develop new relationships for future company benefit.
  • Prepare accurate cost projections and cash flow forecasts, and implement change management processes.
  • Conduct pre-installation meetings, implement "Never Fail" guidelines, and maintain document control processes.
  • Prepare monthly owner status reports and document all project meetings and conversations.
  • Maintain all project system modules and logs in the Prolog system (PCO/COR/CO Logs, Drawing/Specification Logs, Submittal Logs, RFI Logs, etc.).
  • Assist with preparation and hold trade partners accountable for milestone dates.
  • Ensure record documents (as-built drawings) are updated and maintained for owner turnover.
  • Prepare punch lists and coordinate completion with trade partners, designers, and owners.
  • Conduct 11-month project walkthroughs and correct any non-compliant work.
  • Ensure site-specific and work-scope safety plans are in place and followed, promote "best in class" safe work practices, and work with subcontractors to improve their safety programs.
