Requirements

  • Four (4) year Construction/Engineering Degree or equivalent combination of technical training and related experience.
  • Minimum of Eight (8) years’ experience in construction, design, finance, and management.
  • Ability to apply innovative and effective management techniques to maximize employee performance.
  • Thorough understanding of industry practices, processes, standards, and their impact on project activities.
  • Proficiency in RAC’s computer software and keyboarding necessary (P6 CPM Schedule software, JDE, Procore, MS Word, Excel, AIA Contract Documents).
  • Excellent communications and interpersonal skills.
  • Advanced knowledge of various construction disciplines, safety regulations, scheduling, cost control, quality control, engineering drawings, and other construction documents.

Responsibilities

  • Work as the company's principal representative for the administrative and technical management of the construction project.
  • Supervise all activities related to Contract Administration, Document Control, Change Orders, Submittals, Procurement, and Schedule.
  • Work closely with Estimating during the pre-construction process.
  • Interface with owners, A/E’s, suppliers, and subcontractors to resolve constructability and/or value engineering matters during negotiation and contract execution.
  • Perform all essential functions and responsibilities in conjunction with the company’s values and beliefs and in alignment with RAC’s policies to ensure client satisfaction and achieve the Company’s expected levels of safety, quality, and profitability.
  • Manage project startup and closeout.
  • Review owner contract and ensure compliance.
  • Buyout contract in accordance with corporate policy.
  • Manage the development of the master project schedule.
  • Manage the development of a site-specific Quality Control Program.
  • Identify critical issues and milestones.
  • Assist in the establishment of objectives, procedures, and performance standards.
  • Review budgets and scopes with the Preconstruction Department.
  • Manage schedule updates.
  • Lead regular project planning meetings.
  • Manage the project budget, identifying potential additional cost issues and forecasting accordingly.
  • Prepare project reports in accordance with corporate policy.
  • Manage Subcontractor Participation.
  • Work closely with the project Superintendent.
  • Effectively resolve problems in a manner that benefits the project, RAC, and Owner.
  • Understand when to obtain approval and involve upper management.
  • Ensure the project is built in compliance with the contract, on schedule, and within budget.
  • Ensure that safety is properly incorporated into job planning and execution.
  • Assume all functions and responsibilities of an Asst. Project Manager if one is not assigned to the project.
  • Assume additional responsibilities deemed appropriate by supervisor.
  • Manage the development of a GMP or Lump Sum Contract.
  • Evaluate and negotiate subcontractor change requests.
  • Prepare subcontracts and purchase orders.
  • Prepare subcontract and owner Change Orders.
  • Prepare Monthly Owner Requisitions.
  • Maintain continuous knowledge of jobsite expenditures/back charges.
  • Analyze the financial ability of subcontractors to perform.
  • Prepare revenue projections.
  • Manage cash flow.
  • Manage rental equipment.
  • Ensure all contractual requirements of Subcontractor/Vendor have been fulfilled prior to their mobilization.
  • Manage income/expenses.
  • Administer Owner Purchase Program.
  • Manage miscellaneous job expenditures.
  • Evaluate and approve payment applications and invoices.
  • Manage project assets.
  • Enforce Company bonding and insurance policies.
  • Manage the Change Order process.
  • Prepare monthly analysis.
  • Conduct weekly and monthly review (study) of job cost reports.
  • Prepare and distribute monthly updates.
  • Develop Look-Ahead Schedules.
  • Manage document control in accordance with corporate policy.
  • Manage the company’s quality control program on the project.
  • Be alert to deviation from RAC’s quality standards.
  • Ensure proper corrective action is initiated where needed.
  • Manage Project Staff, providing direction and conducting staff meetings.
  • Disseminate Company Policy/information.
  • Provide conflict resolution management.
  • Administer HR issues.
  • Promote employee morale.
  • Become accepted by peers and staff as Project leader.
  • Perform evaluations.
  • Recruit jobsite staff.
  • Provide for professional development of staff.
  • Mentor staff.
  • Manage Relationships with Clients, Consultants, and Subcontractors.
  • Represent RAC in a professional manner at all times.
