About The Position

As a Project Manager in the Restoration Department, you will lead, coordinate, and oversee complex commercial restoration projects from pre-construction through final completion. This role is responsible for ensuring projects are delivered safely, on schedule, within budget, and to the highest standards of quality and client satisfaction. The Project Manager serves as the primary point of contact for clients, subcontractors, field operations, and internal stakeholders, maintaining strong relationships while driving project success. The ideal candidate is a strategic and analytical leader with exceptional organizational, communication, and critical thinking skills who thrives in a demanding environment. Responsibilities include project planning, estimating support, budgeting, contract administration, scheduling, resource allocation, risk management, and financial oversight. The Project Manager will proactively identify challenges, develop effective solutions, and ensure compliance with all company policies, safety regulations, and industry standards. This position plays a critical role in upholding RAM Construction Services' reputation for excellence by delivering high-quality restoration solutions, fostering collaboration among project teams, and maintaining a steadfast commitment to safety, accountability, and customer service throughout every phase of the project lifecycle.

Requirements

  • Bachelor's degree in construction management, civil engineering, or related field OR equivalent experience.
  • 5+ years of experience managing construction projects (commercial, industrial, or restoration preferred)
  • Strong knowledge of construction principles, methods, materials, and costs
  • Ability to read and interpret construction plans, blueprints, and specifications required.
  • Ability to budget, schedule, negotiate, and control costs.
  • A high degree of familiarity with contract and subcontract documents, terms, and conditions
  • Experience managing self-performing crews and subcontractor coordination.
  • Excellent communication and negotiation skills
  • Ability to manage multiple projects simultaneously.
  • Strong leadership and management skills
  • Proficiency in Microsoft Office Suite, scheduling software (e.g., MS Project), and project management platforms (e.g., Procore, Bluebeam).

  • Background in working for a subcontractor and/or running multiple jobs at once.

Responsibilities

  • Review and interpret project specifications, drawings, and contracts.
  • Participate in project kickoff meetings and develop project-specific execution plans.
  • Coordinate project submittals, procurement schedules, and long lead item tracking.
  • Develop and maintain baseline schedules and (3)-week lookaheads.
  • Direct day-to-day activities on-site and manage subcontractor performance.
  • Maintain consistent communication with field teams, superintendents, and foremen.
  • Coordinate inspections, RFIs, and submittals with design teams and owners.
  • Track material deliveries, manpower utilization, and production rates.
  • Ensure work is performed safely and in accordance with contract documents.
  • Maintain and update project budgets, forecasts, and job cost reports.
  • Manage billing process (SOVs, pencil draws, lien waivers).
  • Identify, price, and track change orders and additional work.
  • Monitor committed costs and vendor/supplier invoices for accuracy.
  • Ensure timely entry of PCOs and pending change orders into systems (e.g., Acumatica, Procore).
  • Coordinate punch list completion and final inspections.
  • Oversee project documentation including as-builts, warranties, and O&M manuals.
  • Facilitate final billing and ensure all contractual obligations are met.
  • Conduct project debrief meetings to review lessons learned.
