Project Manager-Multi-family Construction
About The Position
The company is seeking an experienced Project Manager to oversee multi-family affordable housing developments from pre-construction through final handover. This role is ideal for a construction professional who thrives on ownership, accountability, and leadership while managing complex residential projects. As the Project Manager, you will serve as the primary driver of project execution, overseeing budgets, schedules, subcontractors, compliance requirements, and stakeholder communications. You will work closely with development teams, architects, consultants, municipal agencies, and field personnel to ensure projects are completed safely, efficiently, and successfully.
Requirements
- Minimum of 5 years of experience managing multi-family or commercial vertical construction projects.
- Strong knowledge of high-density wood-frame construction (Type III/V), podium construction, and urban infill site logistics.
- Proven experience managing project budgets, cost controls, forecasting, contract negotiations, and schedule performance.
- Excellent communication, leadership, and stakeholder management skills.
- Proficiency with construction management software such as Procore, Microsoft Project, Sage, or similar platforms.

- Experience managing affordable housing developments.
- Familiarity with LIHTC, HUD, prevailing wage, and affordable housing compliance requirements.
- Experience working within a developer-builder or integrated project delivery environment.
- Bachelor’s degree in Construction Management, Engineering, Architecture, or a related discipline.
Responsibilities
- Lead high-density multi-family construction projects from initial buyout and scheduling through final inspections and project closeout.
- Develop and maintain project schedules while proactively identifying and mitigating risks that could impact project milestones.
- Take full ownership of project financial performance, including budgeting, cost forecasting, buyouts, monthly draws, and subcontractor change order management.
- Manage subcontractor procurement, contract administration, coordination, and performance throughout the construction lifecycle.
- Ensure compliance with affordable housing regulations and funding requirements, including LIHTC, HUD, prevailing wage, and related programs.
- Serve as the primary liaison between internal development teams, architects, engineers, municipal officials, consultants, and field superintendents.
- Monitor project quality, safety, documentation, and reporting requirements.
- Provide regular project updates to leadership regarding budgets, schedules, risks, and overall project performance.
