About The Position

The company is seeking an experienced Project Manager to lead multi-family affordable housing projects from pre-construction through project handover. As the Project Manager, you will serve as the primary leader responsible for project execution, overseeing schedules, budgets, subcontractors, compliance requirements, and stakeholder communications. You will play a critical role in ensuring projects are delivered safely, efficiently, on schedule, and within budget.

Requirements

  • 5+ years of experience managing multi-family or commercial vertical construction projects.
  • Strong understanding of high-density wood-frame construction (Type III/V), podium construction, and complex urban site logistics.
  • Demonstrated expertise in project budgeting, contract negotiations, cost control, forecasting, and schedule management.
  • Excellent leadership, communication, and stakeholder management skills.
  • Proficiency with construction management platforms such as Procore, Microsoft Project, Sage, or similar technologies.

Nice To Haves

  • Experience managing affordable housing developments.
  • Familiarity with LIHTC, HUD, prevailing wage, and other affordable housing compliance programs.
  • Experience working within a developer-builder or integrated project delivery environment.
  • Bachelor's degree in Construction Management, Engineering, Architecture, or a related discipline.

Responsibilities

  • Lead high-density multi-family construction projects from buyout and scheduling through final inspections and project closeout.
  • Develop, maintain, and drive project schedules while proactively identifying and mitigating risks.
  • Assume full ownership of project financial performance, including budgeting, cost forecasting, buyouts, monthly draws, and subcontractor change order management.
  • Manage subcontractor procurement, contracts, performance, and coordination throughout the project lifecycle.
  • Ensure compliance with affordable housing regulations and funding requirements, including LIHTC, HUD, prevailing wage, and related programs when applicable.
  • Serve as the primary liaison between development teams, architects, engineers, municipal agencies, consultants, and field superintendents.
  • Monitor quality control, safety standards, project documentation, and overall project performance.
  • Provide regular reporting and updates to leadership regarding budget status, schedule progress, and project risks.
