About The Position

The Project Manager (New Home Construction) is responsible for overseeing all aspects of construction of the homes Atlantic Builders Builds, ensuring they are delivered to Atlantic Builders standards of quality, timeliness, and cost effectiveness. The goal is to create satisfied homeowners who will refer the company to others.

Requirements

  • High school diploma, GED, or equivalent experience required.
  • Minimum of 3 - 5 years’ construction experience required.
  • Must have a valid driver’s license.
  • Ability to obtain and maintain OSHA 10 Hour Construction & Safety Certification and First Aid/CPR.

  • Bachelor’s degree in construction management or related field preferred.

Responsibilities

  • Inspect the work of each subcontractor daily to ensure it meets Atlantic Builders standards and document these inspections using the quality assurance punch list manager program.
  • Follow up with subcontractors and suppliers daily regarding substandard workmanship, incomplete work, inadequate job site cleanliness, or substandard materials quality.
  • Ensure the job site is ready for the day's subcontractor, including material availability, completion of previous work, and temperature control.
  • Notify the Production Manager twice a week of the status of each home and to achieve established cycle time goals.
  • Obtain a Variance Purchase Order for any costs exceeding budget, with authority to approve up to $5000.00 and requiring Production Manager approval for costs over $5000.00.
  • Notify the Purchasing Manager of any materials variances and the Production Manager of any time variances from budget.
  • Demonstrate knowledge of applicable building codes, zoning ordinances, Homeowners Association covenants, OSHA requirements, site plan analysis, grading techniques, cuts & fills, storm water protection requirements, and other legal restrictions.
  • Conduct Pre-Construction Meetings, Pre-Drywall Orientations, Pre-settlement demonstrations, and final walk-throughs with the purchaser.
  • Conduct and execute AB’s frame check processes.
  • Perform, or delegate to an Assistant Project Manager, the Pre-settlement Demonstration with the customer.
  • Evaluate acquired land and land being considered for acquisition for potential problems related to topography, pad height, drainage, broken curb, gutter utility placement, or other considerations affecting property purchase, and communicate findings to the VP of land acquisition.
  • Identify walk-out lots and lots with unusual foundation, grading, and/or landscaping requirements, and communicate these findings to the Production Manager.
  • Work with Assistant Project Managers and Trade Partners to train and mentor them.
  • Manage and direct Assistant Project Managers and hourly employees.
  • Approve and report hourly worker time to HR the Monday prior to payday, keeping overtime to five hours or less per week unless authorized.
  • Recommend hiring and termination of Assistant Project Managers and hourly employees to the Production Manager.
  • Provide feedback to the Production Manager on Trade Partner performance.
  • Participate in Trade Council meetings, and Trade Partner and supplier grading.
  • Actively participate in weekly production meetings, company meetings, and sales/construction meetings.
  • Deliver, at a minimum, four homes per month, or six with an Assistant Project Manager.
  • Address and resolve community resident concerns.
  • Work with the Sales Manager to address and resolve purchaser concerns.
  • Work with County personnel as necessary to resolve builder/community related issues.
  • Be responsible for job site security, safety, and cleanliness, ensuring each home is locked at the close of each workday and unlocked at the beginning of each workday.
  • Conduct weekly customer calls with Sales Managers to update customers on home progress.
  • Be responsible for the follow-up and release of any yard bonds and escrows retained on lots within designated communities.
  • Perform minor punch-out items.
  • Inspect and ensure all materials and work performed meet Atlantic Builders quality standards.
  • Maintain schedules in Builder MT Scheduling System daily and ensure accuracy.
