About The Position

Oversee the execution of projects from inception to closeout, ensuring that projects are completed on time, within budget, and to the satisfaction of the customer. This role involves managing procurement, production, customer relations, and finances while upholding the company’s Core Ideology and acting in the company’s best interest to support overall organizational goals and objectives.

Requirements

  • Degree in Engineering, Architecture or Construction Management or 4 years’ experience in the field achieving at least the level of Project Superintendent.
  • 1 year comparable project management experience; or 4 years’ experience in the construction industry at foreman level or higher.
  • OSH PD exp. Required.
  • Proven leadership skills and financial ability.
  • Ability to communicate effectively with customers, vendors and employees.
  • Knowledge of construction materials, means and methods.
  • Must be able to read and interpret drawings and specs.
  • Understands critical path, logic, sequencing, and activity identification in simple schedules.
  • Must be able to read, write and speak English fluently.
  • Must have basic mathematics skills and working knowledge of the internet, Word and Excel computer programs.
  • Aptitude for learning new things.
  • Must be able to work under time and budgetary pressures.

Responsibilities

  • Train, supervise, and develop the Project Team, including Project Engineer, Project Superintendent, General Foreman, and others, under the direction of the Operations Manager/VP and in conjunction with the General Superintendent.
  • Interact with the General Superintendent and designate the Project Team with direction from the Operations Manager/VP.
  • Review contracts, plans, and specifications to fully understand scope, terms, conditions, and project schedule. Develop a master plan using Action Lists, schedules, and job costs to set project goals and direction.
  • Verify or retake-off estimates to prepare a working budget based on value engineering, actual construction methods, quantities, and estimated production rates specific to the project.
  • Obtain or verify pricing of materials, write and execute subcontracts, purchase agreements, and purchase orders based on specific quantities, scope, and schedule.
  • Generate and track requests for submittals, RFIs, etc., and ensure responses are received and processed completely.
  • Coordinate Kick-Off and/or Job Start meetings, communicating project scope, goals, and game plan to the Project Team.
  • Coordinate mobilization, trailer and utilities, and file set-up.
  • Manage projects proactively with a sense of urgency to be productive and move the project forward, avoiding a reactionary mode.
  • Obtain, verify, and modify, as required, the General Contractor’s schedule, confirming durations and sequencing of the project for budgeting, material orders, long-lead procurement, and manpower planning.
  • Prepare the project schedule using an approved scheduling tool.
  • Prepare a safety plan and implement the safety program onsite with the Field Safety Manager and/or Site Safety Supervisor.
  • Attend all project meetings, document issues, and communicate them.
  • Keep the Operations Manager/VP, General Superintendent, and others informed of project status, issues, and action plans.
  • Prepare and maintain a weekly project status letter to the General Contractor informing them of potential upcoming issues/delays.
  • Oversee the General Foreman in the execution of work and management of the labor force to ensure productivity, optimal crew size, and optimal crew ratios.
  • Coordinate labor and other resources with the General Superintendent.
  • Procure required equipment and tools, coordinating with and supporting the Warehouse Manager in maintaining accountability for tools and equipment.
  • Ensure that material deliveries support the construction schedule.
  • Monitor materials, means, and methods to achieve high productivity.
  • Maintain the effectiveness and morale of the field labor force through visible leadership.
  • Set up the job with Administration, review all contract provisions, and identify any risks.
  • Prepare the budget and submit it to the Operations Manager/VP for approval. Work with upper management to optimize cash flow, project billings, and expenses for the project duration.
  • Prepare and price EWA’s and scope changes. Submit change orders to customers and follow up through receipt of executed documents.
  • Analyze job cost reports weekly to ensure accuracy. Identify and correct problems in execution or reporting. Ensure contract status, budget, and percentage of completion are aligned, forecasting an accurate projected cost at completion.
  • Prepare the schedule of values and prepare requisitions for billing in coordination with Administration and Management.
  • Maximize gross profit margins, timely billings, and collections.
  • Approve payment of supplier and subcontractor draws. Maintain a monthly status of open purchase order commitments, including EWAs issued to subcontractors in the field, subcontracts, purchase agreements, and equipment status.
  • Meet with customers as required, communicate and resolve issues.
  • Manage each customer’s project with the highest level of respect for their requirements, regardless of size.
  • Maintain relationships with prior customers and prospects.
  • Promote the company in the marketplace to customers, prospects, suppliers, and prospective employees.
  • Attend seminars/educational training programs as required.
  • Perform any other related or unrelated, unassigned, unspecified duty that may be needed from time to time.
  • Attend project meetings as scheduled.
  • Conduct/attend Master Action list meetings as scheduled.
  • Attend Operations Meetings as scheduled.
  • Meet with customers and suppliers as required.
