About The Position

Brookfield Residential, a leading North American land developer and homebuilder for over 65 years, is seeking a Project Manager to join their Build-to-Rent (BTR) development team. This role reports to the Vice President and is responsible for coordinating the predevelopment, acquisition, and build-out of new BTR projects. The Project Manager will perform preliminary due diligence and analysis, manage internal and external approvals, administer financial analyses, oversee operations, manage budgeting and expenditures, and ensure effective communication and issue resolution among stakeholders throughout the development process. Requirements

  • Bachelors Degree in Business, Planning, Engineering or related.
  • 5+ years of residential land or housing development, construction or related field(s).
  • Project management, communications, general construction knowledge and cost control skills.
  • Excellent interpersonal and leadership skills in both written and oral communication.
  • Responsible, well-organized and extremely high attention to detail.
  • Ability to exercise good business judgement and demonstrate high ethical standards.
  • Ability to work independently and effectively in a fast-pace environment, with dynamic priorities and deadlines and in collaboration with others.
  • Strength in organization of folders, files, and other business tools for improving efficiencies.

Responsibilities

  • Assist in feasibility and financial analysis on potential acquisitions.
  • Research and prepare desktop market and rent analyses using data sources like CoStar.
  • Develop and maintain project schedules using Microsoft Project.
  • Manage and schedule project meetings with consultants, Land and Housing teams, and other stakeholders, including preparing agendas, minutes, and follow-up actions.
  • Oversee site planning, zoning, and approval processes to achieve entitlements.
  • Manage consultants and local teams to document assumptions and prepare project budgets.
  • Administer the consultant RFP, bidding, and selection procedure, and prepare consultant contracts including scopes of work, design standards, cost, schedule, and quality.
  • Process consultant contract invoicing/coding approvals in accounting systems.
  • Manage job cost reports for PTDs and budget forecasts.
  • Oversee the preparation and/or review of plans for design standards and cost efficiency.
  • Lead and provide direction to multidiscipline consultant teams from preliminary concept designs through the issuance of construction permits.
  • Guide design and engineering coordination to achieve design program efficiencies.
  • Coordinate plans and submittal packages in support of requisite approvals.
  • Maintain cooperative relationships with governments, districts, and others to minimize comments and schedule impacts.
  • Work with governmental agencies to understand, outline, and drive approval processes and timelines.
  • Represent Brookfield at local agency meetings and public hearings.
  • Monitor and manage consultant and vendor performance, coordinating with local land and housing teams.
  • Maintain open and knowledgeable communication with consultants, divisional land/housing teams, capital providers, and finance partners.
  • Communicate business plan milestones and goals through build-out to support overall BTR team success.
  • Manage the creation and updating of overall project development schedules.
  • Oversee and prepare the creation and updating of development cost forecasts.
  • Communicate market, cost, schedule, and other analyses in various formats.
  • Report to joint venture/construction lenders as required.
