About The Position

A popular year-round destination, Governors Island is a 172-acre island in the heart of New York Harbor located between Lower Manhattan and the Brooklyn waterfront. For almost two centuries, the Island was closed to the public, operating as a military base for the U.S. Army and, later, the Coast Guard. Today, an award-winning new park is complemented by dozens of unique historic buildings, educational and cultural facilities, a rich arts and culture program and a 22-acre National Monument managed by the National Park Service. Looking ahead, the long-term vision for Governors Island focuses on continuing to expand year-round public access by enlivening it with transformative public art and culture, extraordinary recreational and open space, and research and education dedicated to addressing the global climate crisis. The Project Manager, Real Estate & Planning supports all aspects of the planning, leasing, and development of the Island in furtherance of the Trust’s mission and financial goals. The real estate department’s portfolio includes ground leased public-private development projects; turn-key space leases, including collaboration with the Design and Construction team on delivery of new spaces; and seasonal concessions. The Project Manager will lead or assist in all phases of the department’s projects, including initial project planning, research, and modeling; preparation and management of RFPs or other solicitations; lease and other contract negotiations; funding and financing; and coordination of landlord and tenant improvements.

Requirements

  • Bachelor’s degree required
  • Minimum of two years of experience in a relevant field
  • Proactive and self-directed, with an ability to create and maintain project momentum, display a high degree of responsiveness and follow-through, and juggle multiple high-priority projects simultaneously
  • Strong quantitative, financial analysis and real estate modelling (MS/Excel)
  • Proven ability to contribute to complex negotiations
  • Civic-minded, with a strong commitment to advancing the Trust’s mission
  • Decision making and communication skills commensurate with a position that is frequently required to represent the organization with external parties
  • Excellent written and verbal communication skills, and an ability to synthesize complex issues and present them clearly
  • Entrepreneurial spirit
  • Valid drivers license

Nice To Haves

  • graduate degree in real estate, business, finance, public policy, urban planning, or similar field preferred
  • Experience with public space and public processes in New York City a plus

Responsibilities

  • Managing project timelines, budgets, and key issues
  • Timely responding to tenant leads and other inquiries, and maintaining a prospect pipeline for various projects
  • Contracting and coordinating outside services, such as appraisals, surveys, and studies as necessary
  • Tracking project progress, performance, and key milestones and maintaining clear and organized project files
  • Clearly communicating with prospective partners, existing tenants, Trust leadership, and other stakeholders
  • Working closely with colleagues in other departments including but not limited to Legal, Design and Construction, Property Management, and Public Affairs
