About The Position

Carmel Partners, a leader in real estate investment management with expertise in multi-family real estate investment, development, and construction, is seeking a Project Manager. This role supports the Regional Lead of Construction by managing project schedules and budgets, overseeing approvals and deliveries, controlling expenses, and reviewing submittal data. The Project Manager will also assist in reviewing development/redevelopment activities, manage day-to-day construction activities, and oversee third-party vendors and multiple contractors.

Requirements

  • Bachelor’s degree in architecture, Civil Engineering, or related field
  • 6-8+ years’ experience in Construction or related field
  • 5-7+ years’ experience in Multi-Family Construction Project Management
  • 5-7+ years’ experience managing others
  • Experience in wrap & podium construction a must.
  • Demonstrate technical expertise and experience that make you well-suited to manage these specific risks.
  • Extensive computer knowledge (Windows), and working knowledge of construction and project management, Microsoft Project
  • OSHA 30-hour Certification; issued in the past three years, and current First Aid & CPR training certificate
  • Must be able to pass a drug screen after a conditional offer of employment is made
  • Applicants must be authorized to work in the U.S.A.

Responsibilities

  • Manage project buyout and contract negotiations
  • Manage the budget and job cost forecasting
  • Be responsible for meeting financial, budget, and forecasting objectives and requirements and report to senior management on the same.
  • Monitor construction schedule, track, and monitor construction progress through site reports
  • Perform onsite inspections to ensure standards are being met and construction is adhering to plans and specifications
  • Ensure project costs are aligned with approved budgets, as well as review and approve contractor invoices and change order requests
  • Lead project to timely completion, to scope and budget projections and obtain a certificate of occupancy
  • Function as a positive, proactive liaison between multiple onsite teams, third-party groups, and corporate office departments, supporting effective and productive communication between all stakeholders
