About The Position

The Project Manager is responsible for the overall planning, financial performance, procurement, customer communication, and successful delivery of commercial mechanical construction projects. The Project Manager partners closely with the Project Superintendent to execute projects safely, efficiently, on schedule, within budget, and to Jennings Mechanical standards.

Requirements

  • High School Diploma or GED required; Construction Management or related degree preferred.
  • 5+ years of commercial mechanical construction experience.
  • 3+ years managing commercial construction projects.
  • Strong knowledge of HVAC, plumbing, piping, and sheet metal systems.
  • Ability to interpret drawings, specifications, contracts, and schedules.
  • Strong financial, communication, negotiation, and organizational skills.
  • Valid driver's license.

Nice To Haves

  • Mechanical contracting and Design-Build experience.
  • OSHA 30 Certification.
  • BIM/VDC experience.
  • Procore, Bluebeam, Microsoft Office proficiency.

Responsibilities

  • Review contract documents and establish project administration.
  • Create and maintain RFI, Submittal, Change Order, Equipment Tracking, and Procurement Logs.
  • Develop the Schedule of Values (SOV) and obtain customer approval.
  • Coordinate project setup with Accounting.
  • Obtain permits and required inspections.
  • Conduct internal kickoff meetings and introduce Jennings Mechanical personnel to the customer.
  • Review drawings, specifications, notes, addenda, and contract documents.
  • Identify scope gaps, conflicts, and constructability concerns.
  • Provide the Superintendent and fabrication teams with required drawings and specifications.
  • Coordinate fabrication schedules and procurement timelines.
  • Complete project buyout.
  • Issue purchase orders and subcontract agreements.
  • Solicit competitive pricing from qualified vendors.
  • Review submittals for compliance with drawings and specifications.
  • Coordinate release of long-lead equipment and materials.
  • Provide approved submittals to field supervision.
  • Manage project budgets, forecasts, and cost reports.
  • Track committed costs and labor productivity.
  • Prepare and negotiate change orders.
  • Review and approve invoices.
  • Prepare monthly owner billings and coordinate collections.
  • Review and manage the master construction schedule.
  • Coordinate manpower planning with the Superintendent.
  • Monitor milestones and develop recovery plans as needed.
  • Conduct regular jobsite visits.
  • Verify work complies with drawings, specifications, approved submittals, and applicable codes.
  • Coordinate inspections, commissioning, and punch list completion.
  • Serve as Jennings Mechanical's primary customer representative.
  • Maintain strong relationships with owners, architects, engineers, general contractors, and vendors.
  • Attend project meetings and communicate project status proactively.
  • Participate in BIM coordination meetings.
  • Coordinate with VDC/BIM personnel and manufacturers.
  • Review clash reports and support field installation planning.
  • Support the Superintendent with labor planning, procurement, scheduling, and issue resolution.
  • Remove obstacles that impact field productivity.
  • Coordinate startups, inspections, O&M manuals, warranties, as-builts, and final closeout documentation.
  • Partner collaboratively with Superintendents.
  • Mentor Assistant Project Managers and Project Engineers.
  • Promote Jennings Mechanical's Core Values.
  • Maintain professionalism and accountability.
