The Project Manager II is an experienced project management professional responsible for leading the internal planning, financial management, procurement, documentation, coordination, and closeout of assigned construction projects. This role manages projects with greater scope, complexity, volume, and dollar value than a Project Manager I and works in close partnership with the Construction Manager, Superintendent, Estimating team, trade partners, clients, owners, and general contractors. A successful Project Manager II is highly organized, financially disciplined, proactive, and comfortable managing multiple priorities at once. This position is expected to anticipate project needs, maintain accurate and timely project information, protect project profitability, and help the Project Team deliver safe, high-quality work on schedule.

Requirements

  • Demonstrated experience managing construction projects with responsibility for budgets, procurement, subcontractors, documentation, change orders, and project financial performance.
  • Strong understanding of construction project lifecycles, contract documents, drawings, specifications, RFIs, submittals, closeout requirements, and trade-partner coordination.
  • Strong financial and analytical skills with the ability to interpret job-cost information, forecast outcomes, identify risk, and take action to protect project profitability.
  • Proven ability to manage multiple projects, deadlines, priorities, and stakeholders in a fast-paced environment.
  • Excellent organization and document-control habits with strong attention to detail and follow-through.
  • Confident written and verbal communication skills and the ability to build productive relationships with field teams, clients, general contractors, owners, vendors, and subcontractors.
  • Sound judgment, accountability, problem-solving skills, and a proactive approach to identifying and resolving project challenges.
  • Ability to work independently while collaborating closely with cross-functional project teams.
  • Comfort using project-management, document-management, Microsoft Office, and other business technology.
  • Ability to travel to project sites and participate in field or operational activities as business needs require.
  • Ability to safely perform occasional physical tasks associated with project support, including lifting or moving equipment or materials, with or without reasonable accommodation.

Nice To Haves

  • Bachelor's degree in Construction Management, Engineering, Business, or a related field, or an equivalent combination of education and relevant construction experience.
  • Three (3) years of relevant project management experience, construction preferred.
  • Progressive project-management experience within sports construction, civil/site construction, specialty contracting, or a related construction environment.
  • Experience managing higher-value or complex projects and coordinating multiple active projects simultaneously.
  • Experience with job-cost reporting, project forecasting, subcontractor buyout, contract administration, and change-order management.
  • Familiarity with construction project-management platforms and collaborative document-management tools.

Responsibilities

  • Live and support SCG Fields' Core Values, Mission, and Vision and contribute to a Project Team focused on delivering the SCG Experience.
  • Partner with the Construction Manager and Superintendent to drive overall project success from estimating handoff through final closeout.
  • Lead project setup following the Estimating handoff, including establishing project files, budgets, documentation, and required systems.
  • Create, maintain, and actively manage project budgets; analyze job costs, identify trends, and communicate potential gains and fades in real time.
  • Forecast final project profitability with a high degree of accuracy and work with the Project Team to minimize fades and maximize gains.
  • Procure materials, equipment, subcontractors, and other project resources; aggressively pursue buy-down opportunities while maintaining quality, scope, and schedule requirements.
  • Review and evaluate subcontractor and vendor proposals for completeness, accuracy, scope alignment, and best value before commitments are issued.
  • Vet trade partners in collaboration with the Project Team and maintain productive, professional relationships with subcontractors, vendors, clients, owners, and general contractors.
  • Confirm procured materials and services meet contract documents, specifications, and SCG quality-control expectations.
  • Manage change orders from identification through pricing, documentation, review, submission, and tracking; coordinate labor and equipment input with the Construction Manager and Superintendent.
  • Maintain complete, accurate, and organized project documentation, including contracts, bonds, certificates of insurance, notices, permits/licenses, change orders, RFIs, submittals, drawings, specifications, and other required records.
  • Distribute new and revised project information promptly so all Project Team members are working from current documents.
  • Schedule and lead recurring upstream meetings with owners/general contractors and downstream meetings with subcontractor project managers; prepare agendas and issue timely meeting minutes.
  • Lead weekly job-cost and project-update discussions to ensure the Project Team understands current performance, risks, trends, and required actions.
  • Maintain consistent communication with Construction Managers across assigned projects and escalate issues early when scope, schedule, cost, quality, or client expectations may be impacted.
  • Coordinate project milestones and internal planning meetings, including SCG's 3-2-1 Go process and other required project reviews.
  • Collect and compile all required project closeout documentation from SCG Fields and trade partners and support timely, complete project turnover.
  • Use Company project-management systems, OneNote/shared drives, and other designated technology consistently and accurately.
  • Identify opportunities to improve project-management processes, efficiency, organization, communication, and consistency across the Company.
  • Support operational and field activities when needed to help projects succeed, which may include occasional manual labor and lifting equipment or materials.
  • Other duties as assigned.
