About The Position

Responsible for the administration of assigned projects, including specific phases of project management under supervision. This role involves working with schedules, cost projections, contracts, and project status reports for projects ranging from $1 to $30+ million. The Project Manager II will work directly with owners/clients, field superintendents, subcontractors, and internal departments such as accounting, IT, legal, marketing, and the construction management team.

Requirements

  • Knowledge of Microsoft Project.
  • Good understanding of project management tools including Textura, Procore, Building Connected, Bluebeam, etc.
  • Good understanding of the design and cost of sitework and most building components and systems.
  • General knowledge of estimating techniques, cost control and material pricing.
  • Proven ability to manage multiple project types and complexities.
  • Able to effectively communicate with superintendents, subcontractors and owner/clients.
  • Minimum of six months of estimating/preconstruction and Field experience each.
  • At least 6 years of commercial construction experience.
  • A bachelor's degree in construction management or related field is required.
  • Advanced knowledge of estimating techniques, cost control, and material pricing.
  • Ability to use Microsoft Project and other project management tools.
  • Eligibility to work in the U.S.

  • Proven ability to manage commercial projects including office and tenant improvement type projects in the $1-$30 million range.
  • Ability to assume responsibility, interface and communicate effectively with superintendents, subcontractors and owner/clients.
  • Minimum of six months of estimating/preconstruction and Field experience.

Responsibilities

  • Participate in owner/client sales presentations.
  • Participate in design development, budget preparation, and project schedule.
  • Share job cost responsibility with supervising PM or Director of Construction by keeping supervisor informed of efforts.
  • Prepare and control budget, schedule, and bid documents.
  • Negotiate and award subcontracts.
  • Prepare profit projections.
  • Help conduct jobsite coordination meetings and job status reports.
  • Conduct project close-out duties, including final cost, punch list, final billing, and final collection of fees.
  • Prepare owner contracts for review by supervising PM, Project Executive, or Director of Construction.
  • Assist in navigation of permitting and entitlements process.
  • Schedule, create agenda, and run key project milestone meetings (Release, Kickoff, Control, and Closeout).
  • Work with Superintendents to create and execute the Project Specific Quality Plan (PSQP).
  • Active engagement in a professional or community organization.
  • Assume the lead responsibility in interfacing and communicating effectively with superintendents, subcontractors, owner/clients, and authorities having jurisdiction.
  • Lead a team of construction professionals including successful teaching and delegation of tasks to Project Coordinators, Engineers, and other team members.
  • Pursue customer input to help exceed expectations.
  • Demonstrate consistent professionalism including honesty and integrity, and a passion for excellence.
  • Exhibit unwavering teamwork skills and the ability to delegate effectively.
