Requirements

  • B.S. in construction management/science, engineering, or related field
  • 6+ years of commercial construction project management experience
  • Successful completion of OSHA 30-Hour Construction Industry Outreach Training required (may obtain within first year of employment)
  • Proficient in project manager software
  • Proficient with cost projection, scheduling, financial analysis, budget reviews, and labor reports
  • Ability to build and manage high performing teams

Responsibilities

  • Oversees a construction project by planning, scheduling, and coordinating all phases.
  • Works with owners and architects during plan development, providing technical and cost input (value engineering) and preliminary budget estimates for preconstruction agreements.
  • Works with the Estimating department to solicit subcontractor bids and prepare final cost estimates and proposals.
  • Assumes overall responsibility for project startup activities, including site security, temporary power, utility connections, and material storage.
  • Schedules deliveries to minimize disruption, especially on projects with limited access.
  • Performs detailed review of subcontractor bids, awards subcontracts, and ensures subcontractors have required bonds and insurance.
  • Resolves problems related to the interpretation and administration of contracts.
  • Ensures all contract terms and specifications are met, inspecting work in progress for compliance with plans and specifications.
  • Works with the superintendent to establish and maintain high standards of quality.
  • Documents construction problems and deficiencies for future reference.
  • Approves subcontractor work for payment, approves and codes invoices, and signs pay requests.
  • Ensures all close-out documentation and punch list items are resolved before authorizing final retainage release.
  • Monitors subcontractors and vendors for adherence to performance and payment obligations.
  • Establishes and maintains a cost accounting system in accordance with corporate guidelines.
  • Oversees the conversion of bid documents to cost elements in the Job Cost Statement.
  • Prepares monthly job status reports for management review.
  • Investigates and remedies cost variances.
  • Reviews Labor Cost Reports with the superintendent and keeps field supervisors updated on unit costs.
  • Prepares and submits monthly pay requests to owners and architects, ensuring timely processing.
  • Identifies and corrects causes of payment delays.
  • Works with the Scheduling department to develop and update master construction schedules, considering change orders, field performance, and material availability.
  • Distributes proposed changes for pricing, prices self-perform work, verifies subcontractor pricing, and evaluates schedule impacts.
  • Submits and negotiates proposed changes, ensuring owner approvals before construction begins.
  • Ensures compliance with all federal, state, and municipal laws, ordinances, and building codes, as well as company policies.
  • Takes corrective action to ensure compliance and reduce company exposure to litigation or fines.
  • Performs project completion tasks, including closeout documentation, completion reports, collection of final monies due, and SWPPP.
  • Establishes safety requirements and expectations for the project, reviews safety manuals and procedures with the project team.
  • Establishes requirements for safety inspections and the use of Predictive Solutions.
  • Reviews accident reports and other documents related to overall safety practices.
  • Ensures the jobsite team works collaboratively and invests in team member growth and development.
  • Fosters and promotes the training and development of subordinates through on-the-job training, company-sponsored programs, and outside opportunities.
  • Assumes a leadership role in the career planning and development of project staff, including merit increases, promotions, and decisions regarding hourly to salary staff.
