This Project Manager II role is responsible for providing leadership and management to assigned projects, ensuring they are completed safely, profitably, and on time, while maintaining high standards of quality and integrity. The role also involves participation in marketing, estimating, bidding, and contract negotiation phases. The ideal candidate has significant underground experience, and municipal experience is preferred. This position is the Step II level, capable of managing medium-scale projects ($50 - $100 million) with typically 5 to 10 years of experience.

Requirements

  • Four-year construction-related degree or equivalent combinations of technical training and/or related experience.
  • Experience in preconstruction and in managing construction projects.
  • Thorough knowledge of contract documents, materials, equipment utilization, scheduling systems, productivity analysis, construction operations, and cash flow procedures.
  • Proficient use of all Microsoft Office Suite programs.
  • Significant underground experience.
  • Typically 5 to 10 years of experience for Step II level.

Responsibilities

  • Has overall responsibility for project success, including profitability, safety, schedule, quality, and customer satisfaction, as well as personnel decisions impacting the project.
  • Plans, acquires, reviews, develops, and manages the project team to ensure relentless execution of the project.
  • Establishes the project charter and a comprehensive project management plan (PMP) including scope, procurement, environmental, time, financial, quality, safety, and risk management plans.
  • Demonstrates a thorough understanding of the change management process.
  • Participates in the business development process, including client contacts, relationships, proposals, presentations, and negotiations.
  • Responsible for understanding and administering prime contract terms and conditions, contract documents, subcontract agreements, purchase order agreements, and insurance.
  • Oversees and ensures all processes involved in budgeting and controlling costs to complete the project within the approved budget.
  • Demonstrates business acumen within the area of responsibility.
  • Participates in the preparation and review of estimates, focusing on cost control, equipment requirements, constructability, formwork, materials, manpower, general conditions, schedule, and insurance.
  • Champions the orderly, timely transition of projects from the estimating phase to the field, including project review meetings covering contract requirements, general conditions, schedules, budgets, subcontracts, and purchase orders.
  • Coordinates with the Project Superintendent on the means and methods for successful and profitable execution of the work, reviewing and monitoring manpower, equipment, and material resources.
  • Manages the development of the overall CPM schedule and ensures coordination with the Project Superintendent and procurement schedule with the Project Engineer.
  • Ensures detailed schedules are prepared and distributed as required, paying special attention to the prevention and documentation of delays or changes.
  • Ensures the Lean process is effectively utilized for all scheduling activities.
  • Responsible for the preparation of Monthly Progress Reports, including accurate cost projections.
  • Reviews, negotiates, and executes all change orders, supplements, and cost control budget adjustments.
  • Manages all billings to ensure timely submission of payment applications and collection of payments from the owner to maintain positive cash flow.
  • Manages the overall payment process and adheres to prompt pay laws with subcontractors.
  • Responsible for the timely preparation and execution of purchase order agreements and subcontracts, including insurance certificates, bonds, and lien waivers.
  • Completes close-out requirements and punch lists in a timely manner.
  • Manages warranty callbacks quickly to maintain owner/client relationships.
  • Prevents claims, identifies potential claims, quantifies, mitigates, and resolves the effects of claims on a timely basis.
