Project Manager & Estimator

P3 ServicesMountlake Terrace, WA
$110,000 - $220,000Onsite

About The Position

Fischer Services is hiring an accomplished Washington-licensed plumbing professional to grow and lead our large-project business. This is an opportunity for someone who knows Washington plumbing codes and local requirements, can recognize a strong project, build an accurate scope and estimate, earn the customer's confidence, close the work, and stay engaged until the project is completed successfully. This is not routine service sales-and it is not a sell-it-and-hand-it-off role. You will pursue substantial residential, multifamily, and commercial plumbing opportunities, then partner closely with field and operational leadership to keep the sold scope, budget, schedule, quality, and customer expectations on track.

Requirements

  • A current Washington State plumbing license and strong, current working knowledge of Washington State and applicable local plumbing codes are required.
  • Five or more years of directly related experience in plumbing project sales, estimating, project management, commercial plumbing, mechanical contracting, construction sales, or a closely related field.
  • A record of identifying, estimating, winning, and helping deliver larger plumbing projects profitably.
  • Strong knowledge of plumbing systems, materials, installation methods, construction sequencing, labor and material costing, gross margin, and project risk.
  • Ability to read plans and specifications, evaluate existing systems, and translate technical recommendations for customers and decision-makers.
  • Strong consultative sales, relationship-building, presentation, negotiation, organization, documentation, and follow-through skills.
  • Comfort managing multiple active opportunities, longer sales cycles, and several project stakeholders.
  • Experience with estimating, CRM, construction-management, or field-service software; ServiceTitan experience is helpful.
  • Valid driver's license and insurable driving record for regular regional travel.

Nice To Haves

  • Established Seattle-area construction, property-management, multifamily, commercial, or facilities relationships are strongly preferred.

Responsibilities

  • Develop a healthy pipeline through existing customers, referrals, property managers, general contractors, building owners, developers, facility managers, and industry relationships.
  • Conduct detailed job walks; evaluate existing conditions, access, code requirements, constructability, schedule, customer expectations, and project risk.
  • Create complete scopes of work, material and labor takeoffs, budgets, estimates, pricing, assumptions, exclusions, contingencies, and customer proposals.
  • Present recommendations clearly, develop practical options, negotiate terms, and close profitable work without overpromising or underpricing.
  • Partner with plumbing leadership and field teams to validate staffing, materials, sequencing, permitting, subcontractor needs, and operational capacity before commitment.
  • Lead the transition from sale to execution and remain actively involved in customer communication, scope clarification, scheduling, field coordination, change management, and issue resolution.
  • Monitor assigned projects against the sold scope, budget, and timeline; identify variances early and help coordinate corrective action.
  • Participate in project closeout, comparing estimated and actual labor, materials, schedule, margin, and customer outcomes to improve future estimating.
  • Track pipeline, proposals, close rate, projected revenue, backlog, gross margin, and project performance in company systems.
