About The Position

We are hiring an experienced Project Manager / Estimator to manage roofing, waterproofing, deck coating, exterior restoration, and tenant improvement projects from the initial job walk through final closeout. We are specifically looking for someone who can evaluate field conditions, develop accurate labor and material pricing, present proposals, secure contracts, and oversee successful project execution. This is not a desk-only Project Manager position or an estimating support role. The right candidate will have strong technical knowledge of roofing and exterior building systems and be comfortable managing clients, crews, subcontractors, budgets, schedules, and project profitability. While the company provides incoming opportunities, this person must also develop relationships with property managers, HOA communities, general contractors, and commercial clients. This position is ideal for an experienced roofing and exterior restoration professional who can win the work, manage execution, maintain client relationships, and take full accountability for project results.

Requirements

• 8+ years of experience managing roofing, waterproofing, deck coating, exterior restoration, building repair, or related construction projects
• Proven ability to estimate, sell, manage, and close out projects independently
• Strong knowledge of reroofing, leak remediation, waterproofing systems, balcony and deck repairs, coatings, and exterior building restoration
• Experience preparing labor, material, equipment, and subcontractor pricing
• Experience working with multifamily, HOA, commercial, or property management clients
• Strong understanding of scheduling, budgeting, field production, change orders, and project profitability
• Ability to coordinate multiple crews, subcontractors, vendors, clients, and active jobsites simultaneously
• Strong communication, negotiation, follow-up, organization, and problem-solving skills

Responsibilities

• Perform job walks, field measurements, and existing-condition assessments for roofing, waterproofing, deck coating, balcony repair, exterior renovation, and tenant improvement projects
• Develop detailed estimates, including labor, materials, equipment, subcontractor costs, scopes, exclusions, and pricing options
• Present proposals, answer technical questions, negotiate terms, follow up consistently, and secure profitable contracts
• Manage awarded projects from planning and mobilization through field execution, punch list, and closeout
• Coordinate superintendents, crew leaders, subcontractors, vendors, material deliveries, schedules, budgets, and change orders
• Visit active jobsites to monitor safety, quality, staffing, progress, and client expectations
• Maintain relationships with property managers, HOA representatives, general contractors, commercial owners, and referral partners
• Track proposals, awarded revenue, project costs, profitability, and both company-provided and self-generated opportunities

Benefits

• Base salary of approximately $70,000–$110,000, based on experience, production history, and existing relationships

• Expected total compensation of $130,000–$150,000+ for strong performers
• Higher earning potential for candidates consistently producing $2 million–$2.5 million or more annually
