About The Position

Our purpose at CloudHQ is to provide flexible, efficient, and resilient data center solutions to businesses of all sizes. Our growing organization was founded by the pioneer of data center REITs. CloudHQ has state-of-the-art data center sites located on two Northern Virginia campuses, as well as London, Frankfurt, Paris, Milan, and São Paulo, and we anticipate exponential growth over the next several years both in the US and abroad. Our company’s reach is expanded through our affiliate companies – Cloud Capital, Dalian Development, and WindHQ. The Project Manager will be a critical member of the Engineering Services team, responsible for development and construction of CloudHQ’s Data Center products. The project manager will focus on all stages of a project, with an emphasis on speed to market of all future inventory, quick project delivery, and cost effectiveness. The project manager will be responsible for professionally representing CHQ’s Operations department across multiple functions within the organization as well as outside of the company. This role will be the primary point of contact and communication for day-two projects and construction activities, acting as a leader to the general contractor/ design team/ Operations, and the primary liaison between CloudHQ and the construction/ design teams.

Requirements

  • A bachelor’s degree, Real Estate Development, Construction Management, MEP Engineering or equivalent.
  • A minimum of five (5) years of professional experience in real estate development, Project Management or construction management.
  • Background in Data Center, complex commercial, or mission-critical development.
  • Strong command of Microsoft Office suite.
  • Ability to solve problems using analysis, technical and organizational expertise.
  • Ability to use independent judgement and sound decision-making skills in situations that impact project timetables, direction, and outcome.
  • Strong quantitative skills (Excel, budgeting, project cost controls).
  • Outstanding written and verbal communication skills.
  • Ability to independently supervise a development, construction, or design project.
  • Responsible attitude with strong work ethic; leading by example in attendance, attitude and technical work product.
  • Strong communicator with excellent presentation and speaking skills; enjoys working with customers and external audiences.
  • Strong teaming skills; works well across complex organizations and drives execution through collaboration and networking.

  • Ability and willingness to respond to emails and calls after hours in the event of an emergency or when required.
  • Ability to travel to data center sites, client meetings, trainings or conferences as requested and required.

Nice To Haves

  • In-depth knowledge of Data Center Infrastructure and design preferred.
  • Proven success leading day-two projects and programs.
  • Experience negotiating service contracts and managing vendor performance for security, electric or mechanical systems.
  • Exceptional verbal and written communication, with demonstrated client-facing and team leadership experience.

Responsibilities

  • Assist with project master planning, entitlement, and permitting processes.
  • Draft and distribute Statement of Work (SOW) and Request for Proposal (RFP) for design disciplines and make award recommendations.
  • Coordinate and develop project budgets.
  • Assist with contract negotiations.
  • Lead design process and development of construction documents including specifications.
  • Work with operations, design, and construction teams to establish budgets and schedules.
  • Build and leverage partnerships with architects, engineers, contractors, trade partners, equipment vendors, local municipalities, etc.
  • Coordinate design constructability, maintainability, and strategy with operations group.
  • Assist with utilities planning and coordination.
  • Manage budgeting process throughout the life of the project.
  • Produce management reports, meeting minutes and construction progress reports.
  • Supervision of project participants as needed.
  • Attend project OAC meetings (among others) and liaise action items between CloudHQ operations and design/ construction teams.
  • Champion CloudHQ initiatives on all projects.
