About The Position

We are seeking a Project Manager with direct experience managing company-employed crews performing drywall, metal stud framing, painting, exterior finishes, or related specialty scopes. The ideal candidate understands how to convert project requirements into realistic manpower plans, labor budgets, production goals, and field execution strategies. This role is not focused on administering subcontractors but rather taking ownership of internal field production, labor performance, project financials, scheduling, client communication, and profitability across multiple active projects. Candidates who progressed from Foreman or Superintendent into Project Management are strongly encouraged to apply.

Requirements

  • 5+ years of construction Project Management experience with a self-performing contractor or specialty subcontractor
  • Direct experience managing company-employed field crews required
  • Background in drywall, metal stud framing, commercial interiors, painting, exterior finishes, or a related specialty trade
  • Strong understanding of manpower planning, production rates, labor tracking, sequencing, and field operations
  • Experience managing labor budgets, project schedules, cost forecasts, change orders, and project profitability
  • Ability to read and interpret construction drawings, specifications, contracts, and scopes of work
  • Proven ability to independently manage multiple active projects
  • Strong leadership, communication, organization, and problem-solving skills

Responsibilities

  • Manage self-performed commercial interior projects from planning and mobilization through turnover and closeout
  • Develop manpower plans, labor budgets, production targets, procurement schedules, and project timelines
  • Direct Superintendents, Foremen, internal crews, vendors, and project partners
  • Track labor hours, installation rates, productivity, project costs, forecasts, and profitability
  • Review drawings, specifications, contracts, and scopes of work for constructability and completeness
  • Manage RFIs, submittments, change orders, material procurement, deliveries, and project documentation
  • Visit jobsites regularly to monitor safety, quality, staffing, progress, and production
  • Identify labor, scheduling, coordination, and cost risks before they affect project performance
  • Maintain clear communication with clients, field leadership, and company management
  • Oversee punch-list completion, closeout documentation, and final project turnover
