About The Position

Federal Realty Investment Trust is a leader in real estate, focusing on premium retail properties. We are seeking a Project Manager, Construction and Tenant Services to join our West Coast Tenant Coordination team. This role is responsible for managing and coordinating projects within an assigned portfolio, including landlord and tenant work, status reporting, budgeting, estimating, scheduling, and ensuring smooth transitions for new tenants. The Project Manager acts as the liaison between Federal Realty, tenants, and their external partners throughout the planning and construction phases. This position will be based in either our El Segundo, CA or La Mesa, CA office.

Requirements

  • 3-7 years of tenant coordination and/or project/construction management experience.
  • Experience with design and construction of retail properties.
  • Experience with design and construction coordination and project management.
  • Excellent written and verbal communication skills with the ability to present information effectively.
  • Excellent organizational and analytical skills, including multi-tasking and the ability to successfully manage a large volume of projects.
  • Demonstrated customer service orientation and proven ability to work, manage, and gain consensus with multiple stakeholders.
  • Proven ability to provide efficient, timely, reliable, and courteous service to customers.
  • Demonstrated ability to comprehend, analyze, and interpret complex documents and solve problems involving several options in situations, requiring advanced analytical and quantitative skills.
  • Experience in reading and understanding architectural drawings.
  • Proven ability to perform financial analysis/reporting of construction costs.
  • Excellent negotiation skills.
  • Solid computer skills (MS Office) required.
  • Ability to travel to project sites as needed in California.

Nice To Haves

  • Degree in Architecture, Construction Management or a related management degree, preferred.
  • Graphics skills are a plus.

Responsibilities

  • Driving the landlord and tenant design, permitting, and construction process to ensure timely rent commencement dates.
  • Gathering information required by leasing to market tenant spaces.
  • Managing and coordinating construction projects from conceptual estimating through close-out for new and existing retail buildings in a specified region.
  • Ensuring coordination of all assigned projects with appropriate Federal Realty departments, consultants, tenants, and third-party managers.
  • Creating and coordinating conceptual estimates for lease budgetary purposes under the direction of the Director Construction & Tenant Services.
  • Drafting and reviewing construction exhibits upon request by Leasing or Legal.
  • Reviewing leases for milestone dates, potential penalties, and other project-related information.
  • Reviewing and approving Landlord and Tenant construction drawings for compliance with lease, budget, schedule, and design requirements.
  • Reviewing certificates of insurance.
  • Regularly reporting the status of all work in progress in Salesforce.
  • Contracting, overseeing, managing the budget, and ensuring timely delivery of all new lease required Landlord’s work.
  • Coordinating directly with Legal, Leasing, Asset Management, and Development to ensure lease language and delivery terms are reasonable and achievable.
  • Troubleshooting design and construction issues as they arise.
  • Providing scheduling and planning information to appropriate internal departments.
