The Project Manager role is essential in ensuring timely and successful completion of construction projects. This role manages all job-related tasks including submittals, schedule, labor, material, and equipment for multiple projects at the same time. The Project Manager must be proficient in reviewing project plans, specifications, and contract documents, and be organized and efficient to assist the Managing Member/Superintendent stay ahead of crews by four weeks on RFIs, procurement of materials, and scheduling. This role also coordinates with General Contractors and other Subcontractors, and is proficient in tracking change orders, field change requests from the general contractor, and delays by other contracts for cost tracking purposes and creating change orders for these items. The Project Manager will review project documents including submittals and shop drawings for completeness and accuracy, create and submit submittal packages in accordance with contract and GC requests, and create and submit RFIs with input from the Superintendent. They will maintain an up-to-date log of submittals and RFIs, and maintain up-to-date drawings in Procore and in the filing system, including updating with RFI changes with the help of the Project Engineer. The Project Manager will keep the Superintendent and Managing Member informed of any changes to the project (RFI updates mostly, but ASIs, field notes from engineers, GC changes, etc.) and alert the Managing Member of any changes that impact cost or schedule. They will attend pre-construction meetings with the Project Engineer and assist the Superintendent with pre-construction/pour checklists and initial project set-up, including site logistics. The Project Manager will plan and coordinate with the superintendent materials needed for the scope of work, ensuring all products and materials are per approved submittals and contract documents. They will also perform quantity and rate tracking review and analysis, and assist in creating and enforcing a site-specific safety and emergency action plan for assigned projects in collaboration with the Managing Member and Superintendent.
