Position Overview: Concrete Project Manager oversees all phases of the concrete scope on select projects, ensuring projects are completed on time, within scope, and within budget. They collaborate to develop schedule, establish timelines, and calculate labor and material costs. They oversee a variety of tasks including estimating concrete scope, managing project budgets, schedules, and resources, as well as ensuring compliance with safety regulations and building codes to ensure the project meets quality standards and client expectations.

Requirements

  • Refined organizational skills, and the ability to prioritize tasks for self, team, and projects
  • Strong communication skills including listening, presenting, interpersonal and written
  • Advanced mathematic and reasoning ability, and strong negotiating skills
  • Minimum 5 years of related experience with a General Contractor preferred
  • Bachelor’s degree from an accredited college or university, preferably within the Construction Sciences, or equivalent combination of education and experience
  • Knowledge of Microsoft Office (Word, Excel, MS Project), and experience with (or ability to learn) Procore, office equipment and Internet Explorer or other similar Internet tools and experience

Responsibilities

  • Prepare conceptual and hard bid estimate of concrete scope including quantity survey of foundations, SOG, tilt up concrete, poured in place walls, and site concrete.
  • Solicit pricing from subcontractors and vendors for concrete labor, materials and equipment. Make informed decisions for the company and project during the buyout process, addressing subcontractor scope, price, schedule, and deliveries.
  • Maintain and submit accurate and timely weekly project updates, and updates various logs including concrete, stone, equipment, miscellaneous materials, purchasing, submittals, change orders, and RFI logs.
  • Demonstrate strong understanding of shop drawings including but not limited to mix designs, panel books, joist and deck, and rebar submittals.
  • Review and approve subcontractor draw/invoice requests, processes change orders and ensures change order proposals are accurate and conform to contract documents and scope of work.
  • Maintain timely communication with the project team, providing regular concrete project updates and proactively addressing their needs.
  • Submit pay applications and change orders correctly and on time, consistently striving to understand and exceed expectations.
  • Actively assist the project Superintendent with enforcement of safety during site visits.
  • Create and update project concrete schedule, phasing and pour plans weekly, ensuring projects are completed within the contract duration.
  • Review the schedule, material, and equipment logs with Superintendents on a weekly basis to address any potential conflicts, delays, credits, equipment returns, etc.
  • Prepare cost analysis and submit monthly project reports on time, striving to demonstrate an upward trend throughout the project’s duration.
  • Meet the requirements of project close-out including pre-punch walk-throughs and meeting the contract close-out timeline.
