About The Position

UDR, Inc. is seeking a Project Manager - Asset Quality to oversee capital construction/renovation projects, manage major property insurance claims, and provide expertise on repair and maintenance for multiple communities within a defined market territory. This role involves organizing projects, managing work plans, leading resources, and coordinating with staff, residents, and vendors to ensure high-quality project deliverables on schedule and within budget.

Requirements

  • Bachelor’s degree in construction management or related discipline strongly preferred or equivalent education and experience required.
  • Minimum of ten years’ successful project management or leadership and implementation experience on projects required.
  • Demonstrated contracting skills from project scope development, through bid and award phase, to contract execution and closeout.
  • Knowledge of and experience using any mainstream project management tool such as Primavera or Microsoft Project is required.
  • Must have demonstrated experience in capital improvements and construction projects related to multi-family garden-style, wrap, mid-rise, and high-rise apartment communities.
  • Must have and maintain a valid driver’s license unless otherwise noted.

Nice To Haves

  • Commercial Building Engineer and facilities management experience strongly preferred.

Responsibilities

  • Provide coordination in the construction of complex projects from conceptualization to build out.
  • Manage the planning, design approvals, special project management, permitting, and construction of projects.
  • Define project scope, estimate costs, prepare bid packages, solicit bidders, schedule work, monitor and supervise work, review and approve payments, and report on project status.
  • Provide written and oral communications to the Operations Team regarding work status and manage expectations.
  • Assist in managing and directing the design and construction process for assigned projects, ensuring they are built on time, on budget, and within quality parameters.
  • Prepare, monitor, and control cost estimates and budgets.
  • Review, negotiate, and recommend approval for contracts with design and construction professionals.
  • Conduct frequent detailed inspections of construction activities, focusing on scheduling, quality, costs, design, and construction methodology.
  • Report inspection findings and provide status updates on schedule and cost control.
  • Identify, evaluate, and disseminate relevant new construction technology.
  • Coordinate with Insurance Adjusters and emergency services contractors as needed.
  • Ensure adherence to quality standards and review project deliverables.
  • Conduct due diligence inspections at new acquisitions as needed.
  • Hire and train new staff and develop staff to maximize potential.
  • Supervise direct reporting staff in accordance with company policy.
  • Monitor staff performance, including performance reviews, and address performance problems through corrective actions and dismissal.
  • Approve time records and requests for time off.
  • Assist direct reporting staff in addressing and resolving concerns or complaints related to job duties, performance standards, and interpersonal relations.
  • Perform other duties as assigned or as necessary.
