Project Director Large Loss Commercial

Paul Davis Restoration of Suburban Maryland/DCMontgomery Village, MD
$80,000 - $95,000Onsite

About The Position

When a major commercial property loss occurs, people need more than a contractor—they need someone who can step into uncertainty, establish control, and create a clear path forward. If you thrive when the pace is fast, the stakes are high, and everyone is looking to you for answers, this may be your role. Our Commercial Project Directors lead the earliest and most critical stage of complex commercial losses. They arrive when business owners, property managers, tenants, adjusters, and other stakeholders may be overwhelmed—and quickly become the calm, credible point person they can trust. From emergency services and contents through reconstruction, your work creates the clarity our estimating and production teams need to execute successfully.

Requirements

  • Demonstrated experience in commercial restoration, large loss, construction, reconstruction, or complex property-damage project leadership.
  • Strong working knowledge of water, fire, mold, environmental, contents, and reconstruction processes, including job-site safety and regulatory considerations.
  • Experience scoping complex projects and creating clear, complete documentation for estimating and production teams.
  • Exceptional stakeholder communication, negotiation, presentation, and relationship-management skills.
  • The technical confidence to learn and use platforms such as Xactimate, DocuSketch, RMS/DASH, and related documentation or project-management systems.
  • Ability to manage multiple priorities, work independently, travel locally to job sites, and respond as business needs require.
  • Valid driver's license and a driving record that meets company requirements.

Nice To Haves

  • Experience leading losses involving occupied facilities, multi-tenant properties, healthcare, hospitality, education, industrial, government, or other operationally complex environments.
  • Background as a commercial project manager, construction superintendent, architect, building consultant, estimator, facility professional, or restoration leader.
  • IICRC, OSHA, Lead, or other relevant restoration, safety, environmental, construction, or project-management credentials.
  • Bachelor's degree in construction management, architecture, engineering, business, or a related field—or equivalent industry experience.

Responsibilities

  • Assess complex commercial losses, establish priorities, and bring structure to fast-moving situations.
  • Recognize immediate safety, environmental, contamination, access, and operational risks; engage the right specialists and ensure required protocols are followed.
  • Develop the initial plan across mitigation, contents, specialty services, and reconstruction while considering business continuity and site-specific constraints.
  • Complete detailed scopes, 3D scans, photographs, notes, measurements, and supporting documentation so estimates are accurate, defensible, and aligned with budget and margin expectations.
  • Set expectations and provide clear, proactive updates to property owners, facility teams, tenants, adjusters, consultants, executives, and internal partners.
  • Coordinate estimators, forepersons, production leaders, subcontractors, consultants, and carrier representatives so everyone understands the scope, responsibilities, timing, and next steps.
  • Secure work authorizations and contracts, uphold client and carrier service requirements, and build trust that supports long-term partnerships.
  • Deliver organized, complete project information to estimating and production, identify gaps early, and remain engaged through key transitions and stakeholder decisions.
