About The Position

We are currently seeking an experienced Property Accountant with a strong work ethic, the desire to be part of a team, and the skills to advance some of the most exciting Residential and Commercial projects. The Project Accountant will support Arbutus Properties with all aspects of day-to-day accounting activities including reconciliations and related reporting. This is an ideal opportunity for someone who is eager to advance their accounting career in the real estate development industry with a dynamic and rapidly growing company. The successful candidate will be an integral part of the finance team based out of Vancouver, BC, reporting to the Senior Manager, Development Accounting.

Responsibilities

  • Maintain detailed job cost ledgers for each development (e.g. soft costs and hard costs).
  • Track and reconcile actual costs vs. approved budgets in detail.
  • Ensure project costs are coded accurately.
  • Consult with construction teams to prepare and maintain project budgets and cost-to-complete forecasts.
  • Update monthly cost forecasts based on committed costs, change orders, and construction progress.
  • Prepare variance analysis to identify cost overruns and to analyze trends and/or outliers in actual costs within projects and across multiple projects.
  • Stay up to date with project schedules and communicate cash flow implications to relevant stakeholders.
  • Prepare monthly draw packages for lenders (including cost summaries, lien holdbacks, and supporting documentation).
  • Validating the completeness and accuracy of expenditures on draws.
  • Consult with internal teams to support construction financing requirements.
  • Track and reconcile holdbacks and release schedules.
  • Manage vendor payables and support weekly cash flow planning by monitoring, prioritizing, and communicating invoices for payment.
  • Assist with cash flow forecasting at both corporate and project levels.
  • Conduct timely and accurate review of invoices for coding to the general ledger.
  • Ensure adherence to internal approval workflows and cost controls.
  • Support project capitalization and transition to income-producing property.
  • Assist with final cost reporting and post-project analysis on completed developments.
  • Support preparation of management reporting packages, including project job cost reports and budget vs. actual analysis.
  • Improve and maintain job cost systems, cost codes, and reporting tools.
  • Support implementation or optimization of ERP/project accounting systems.
  • Prepare monthly, quarterly, and annual financial statements for corporate entities and project-level entities.
  • Prepare GL account analysis, including the reconciliation of subledger to general ledger account balances.
  • Support consolidations across multiple legal entities, as required.
  • Manage month-end close process, including journal entries and accruals.
  • Prepare reconciliation and documentation to support balances and transactions, including bank reconciliations, credit cards, and expense reports.
  • Maintain and reconcile fixed asset schedules.
  • Track and reconcile intercompany transactions.
  • Ensure accurate allocation of costs between entities and projects.
  • Support external assurance engagements, including preparation of working papers and responding to auditor requests.
  • Ensure compliance with tax, regulatory, and lender reporting requirements.
  • Assist with GST filings, corporate tax, and partnership reporting.
  • Track tax-related project costs and inputs.
  • Identify opportunities to streamline accounting operations and strengthen internal controls.
  • Document and enforce accounting policies and procedures.
  • Mentor and support junior staff, including developing training materials and providing ad-hoc guidance.
  • Assist in the implementation of new accounting software and tools as needed.
  • Provide ad-hoc mentorship to junior team members.
