A Brief Overview The Principal - Real Estate Portfolio & Strategy is the enterprise's expert steward of portfolio governance, data integrity, analytics, and key date visibility, maintaining the standards and systems that keep Stanford Medicine's real estate portfolio accurate, compliant, and audit-ready. Operating with broad independence, the Principal oversees the Real Estate Database, leads enterprise reporting and Board preparation, and provides authoritative insights that support leadership decision-making. The Facilities Services division enhances health through leadership, collaboration, and innovation. Our team offers essential non-clinical support 24/7, ensuring safe operations and planning for future needs. The Real Estate, Transportation & Strategy business unit oversees the strategic management of real estate, transportation services, exterior management, and facilities business and strategic initiatives at Stanford Health Care. By managing a diverse real estate portfolio and providing essential transportation solutions, they enhance operational efficiency and support the organization's mission through effective budgeting and strategic initiatives. Real Estate & Transactions manages the real estate strategy and portfolio for Stanford Health Care. This team negotiates real estate deals, oversees property leases, and ensures compliance with legal requirements, supporting the organization’s growth and operational needs.

Requirements

  • 7-10 years’ experience in consulting, development, brokerage, or healthcare real estate
  • Strength in analysis, storytelling through data, and strategic thinking
  • Ability to simplify ambiguity and build trusted partnerships
  • Bachelor’s Degree in a related field such as real estate, finance, business administration, or economics is required
  • Ten (10) to fifteen (15) years of progressively responsible work experience in corporate real estate, asset management, or a related analytical role
  • Advanced ability to analyze, model, and synthesize financial and portfolio data.
  • Strong knowledge of real estate governance processes, approval workflows, and strategic portfolio planning.
  • Expertise with enterprise data systems, portfolio reporting tools, and MS Office Suite (Excel, PowerPoint, Word, Teams, CoPilot).
  • Ability to translate data into clear insights for executive and Board audiences.
  • Strong organizational skills, attention to detail, and ability to manage multiple priorities independently.
  • Demonstrated ability to influence cross-functional partners through clear, data driven guidance.

Nice To Haves

  • Master’s Degree in a related field such as real estate, finance, business administration, or economics is preferred
  • Any professional licenses in real estate, architecture, or related are preferred
  • Experience supporting multi-entity portfolios within healthcare or similarly complex environments.
  • Familiarity with market analysis, scenario modeling, and forecasting tools.
  • Knowledge of real estate financial concepts, obligations, and key date management.

Responsibilities

  • Lead acquisitions, negotiations & deal structuring
  • Manage real estate transactions across clinical & administrative portfolios
  • Conduct site evaluations, feasibility assessments & due diligence
  • Partner with executives, facilities, legal & finance to drive deal closure
  • Translate market conditions into tactical recommendations
  • Establish, maintain, and enforce the enterprise portfolio governance framework, including data standards, definitions, workflows, compliance protocols, and audit controls.
  • Oversee governance processes that support real estate approvals, documentation routing, and enterprise alignment with policies and institutional requirements.
  • Lead quarterly and annual real estate portfolio reviews, synthesizing key trends, risks, and enterprise impacts for leadership.
  • Serve as the primary portfolio governance liaison, ensuring consistent application of standards across Stanford Medicine entities.
  • Develop and deliver the full portfolio reporting suite—including expiration schedules, space utilization summaries, financial obligations, portfolio risk scans, and executive dashboards.
  • Prepare real estate portfolio materials for Board of Directors and Committee meetings, ensuring accuracy, completeness, and alignment with institutional expectations.
  • Translate complex operational, market, and financial data into clear insights that support leadership review and enterprise decision-making.
  • Oversee governance requirements for transaction-related documentation during approval and execution processes (e.g., SRAFs, summaries, draft agreements, governance packets).
  • Ensure all required documentation for acquisitions, leases, and amendments is properly prepared, reviewed, and routed in accordance with institutional approval standards.
  • Maintain and publish enterprise key date calendars—including expirations, option windows, notice periods, and other time-sensitive obligations—to support planning, operational readiness, and timely decision-making.
  • Conduct market and portfolio research to identify trends, risks, and patterns that influence enterprise real estate planning and portfolio performance.
  • Develop financial, operational, and market analyses that deepen understanding of utilization, demand, costs, and emerging pressures across the portfolio.
  • Build and maintain scenario models that evaluate possible future conditions (e.g., demand shifts, cost escalations, regulatory changes) and their impact on obligations, availability, and portfolio risk.
  • Provide data-driven insights to support Real Estate Strategy, Transactions, and senior leadership as they evaluate portfolio options and long-term planning considerations.
  • Research and introduce innovative analytic methods, benchmarking techniques, and portfolio optimization approaches that improve decision quality and reduce enterprise risk.
  • Evaluate new tools, technologies, or methodologies that enhance real estate data accuracy, forecasting, or portfolio visibility, and recommend adoption where beneficial.
  • Provide analytic input that supports evaluation of alternative deal structures or portfolio solutions while preserving clear boundaries between portfolio management and transaction execution.
  • Partner with leadership to ensure accurate portfolio information and consistent governance execution.
  • Provide authoritative guidance on portfolio obligations, timelines, constraints, and enterprise impacts to stakeholders across Stanford Medicine.
  • Support the Director of Real Estate Portfolio Management and the Senior Real Estate Specialist by supplying portfolio insights, scenario analyses, governance materials, and issue resolution support.
  • Identify and resolve complex portfolio data, documentation, workflow, and compliance issues, ensuring consistent enterprise standards.
  • Serve as the escalation point for ambiguous portfolio or documentation cases requiring expert interpretation of obligations or governance processes.
  • Recommend and implement improvements to strengthen the accuracy, efficiency, and alignment of portfolio management operations.
