About The Position

The Siegel Group is seeking a Renovations Preconstruction Manager to oversee activities during the preconstruction phase of its national renovation programs. This role also provides back-office support during construction and after renovations are completed.

Requirements

  • 5 years of construction experience in multifamily housing or hospitality.
  • 5 years of experience in construction and renovation estimating.
  • 3 years of multi-site field and/or project management experience.
  • Meticulous, data-driven approach.
  • Collaborator who is willing to pitch in and support others.
  • Relentless focus on achieving results and completing tasks of all sizes.
  • Ability to read and understand construction documents and plans and develop accurate scopes of work based on design intent.
  • Ability to prioritize, multitask, and balance multiple daily responsibilities.

  • Lead meetings, presentations, and project groups.
  • Ability to read and interpret full sets of development drawings.
  • Ability to manage multiple projects simultaneously.
  • Familiarity with all phases of the construction lifecycle.
  • Detailed knowledge of construction practices and industry standards.
  • Advanced Microsoft Excel skills, including VLOOKUP formulas and PivotTables.
  • Strong organizational, communication, and people skills.
  • Experience with Microsoft SharePoint.

Responsibilities

  • Provide FFE material takeoffs to the Procurement team so purchase orders can be placed.
  • Partner with the Design team to translate room layouts and part numbers into material orders.
  • Coordinate with the Procurement team to ensure owner-provided materials are ready for renovation.
  • Enter FFE quantities into the General Contractor’s bid tab.
  • Manage the site survey process to identify and document existing conditions and takeoffs.
  • Schedule surveys and monitor surveyor progress through completion.
  • Update surveys as needed to reflect building conditions and layouts across the portfolio.
  • Export survey data to Microsoft Excel and format it for FFE material takeoffs.
  • Use site survey data to identify room types, layouts, quantities, and room numbers.
  • Partner with the Design/Architecture team to create new room layouts as needed.
  • Create a room matrix packet for each renovation project and post it to the project share page.
  • Develop and communicate site-specific scopes of work based on The Siegel Group’s Renovation Brand Standards.
  • Develop site-specific scopes of work and obtain approval.
  • Prepare renovation project budgets based on the approved scope of work.
  • Identify work that falls outside the General Contractor’s scope.
  • Prepare budgets for renovation projects based on the approved scope of work.
  • Submit budgets to management for approval.
  • Work with Accounting and Operations Support to monitor budget-to-actual results throughout each project.
  • Oversee the General Contractor bid process by creating site-specific bid tabs.
  • Develop General Contractor bid tabs.
  • Determine the number of rooms needed for General Contractor crews to stay on site.
  • Negotiate project duration and schedule.
  • Respond to General Contractor requests for information during the bid process.
  • Negotiate GC contract terms and partner with the Legal team to prepare agreements for signature.
  • Build a network of GCs and vendors to strengthen the contractor bench and increase competition.
  • Solicit at least two to three proposals for each function and manage the full proposal process.
  • Develop relationships across the organization to leverage scale.
  • Coordinate renovation start dates and phasing schedules with the Operations team.
  • Prepare Scope of Work door sheets that include room layouts and contracted scope for each room.
  • Collaborate with the awarded General Contractor to create milestone phasing schedule templates.
  • Create punch lists in the mobile application for on-site Project Managers.
  • Create, post, and follow up on outstanding items after floor turnovers.
  • Create and implement project closeout documentation templates, including pre- and post-renovation photos.
  • Minimize leftover materials after renovations and develop logistics plans to use them at other Siegel Group renovation properties.
