POSITION SUMMARY: The Preconstruction Estimator supports the development, coordination, and validation of construction cost estimates for capital projects across the portfolio. The incumbent works closely with the Preconstruction and Design & Construction teams and external consultants to assist in preparing conceptual budgets, detailed take-offs, cost analysis, and bid evaluations. The Preconstruction Estimator will contribute to maintaining estimating standards, improving data accuracy, updating and standardizing cost models, and supporting cost transparency across projects. PRINCIPAL RESPONSIBILITIES: Assist in preparing conceptual (ROM), schematic, and detailed construction cost estimates, developing them into project budgets. Perform quantity take‑offs and scope quantification from conceptual through construction‑level drawings. Support development and organization of Work Breakdown Structures (WBS) and overall estimate structure. Assist in estimating general conditions, indirect costs, owner/developer costs, and applicable markups. Interpret Gantt‑style project schedules to align preconstruction and construction timelines with cost impacts. Support contractor and owner third‑party trade solicitation, bid leveling, and cost validation processes. Maintain historical cost databases, market intelligence, and conduct local labor, material, and equipment research. Review engineering and design documents to identify scope gaps, overlaps, and compliance with company standards. Track estimate evolution, reconcile estimated versus actual costs, and support trend logs and change tracking. Participate in design reviews and assist with executive‑level cost summaries, presentations, pay applications, and change order reviews. Performs other job-related duties as assigned or apparent.
