About The Position

The Pre-Construction Director is responsible for the Project Management of all Pre-Construction activities required to deliver a data center to an agreed RFS completion date and within an agreed CAPEX budget from market identification until contract execution. The Pre-Construction Director must have a clear understanding of all risks that can threaten the predictability of the CAPEX budget and RFS date and will be responsible for the management of risk from market identification of any site until contract execution with all Key Vendors required to deliver any project. The Pre-Construction Director will be part of the agreement and implementation of the overall contract strategy and will feed this strategy and the identified risks with potential mitigations into the procurement strategy for the project. This role will support the process of supplier selection through the PQQ/RFI & RFP processes. Key Vendors include, but are not limited to, Grid Power providers, Utilities, substation providers, General Contractors, Capital Plant providers, Legal Counsel, Cost, Project Management and Design Consultants. The Pre-Construction Director will ensure that risk is correctly identified, managed and appropriately transferred to the Key Vendors as part of implementing the overall contract procurement strategy and procuring the works. The Pre-Construction Director will be required to liaise and interface with several Yondr stakeholders during the overall preconstruction period. They must always ensure that works progress such that the agreed RFS completion date and CAPEX budget can be delivered and to highlight immediately any risks they consider would put these deliverables at risk. The Pre-Construction will report directly to the VP of AMER, but they will have significant interface with several key stakeholders within Yondr including the Global Procurement Director and the CDO. The Pre-Construction will comply with and apply all Yondr policies, systems, procedures, governance, and culture. They will ensure that procurement always follows the standardized systems, process and procedures that are in place.

Requirements

To have led the Project Management of all pre-construction activities for a Business Unit.
To have led the Project Management of the delivery of large hyper scale data centers.
To have extensive experience in the identification, planning, mitigation and removal of operational risks in the delivery of hyper scale date centers.
To have experience with the procurement of all the Key Vendors involved in the delivery of a hyper scale date center.
To have held positions that involved significant stakeholder engagement and management in the delivery of a project(s).
To have worked on large scale projects and to have been responsible for the management of a team with at least 3 direct reports.
Worked for a business that have delivered services in AMER.
Worked for a business that has set up effective business units in new geographical locations.

Responsibilities

Market Viability Stage – Provide advice, when required, as to whether any considerations should be made for entering a proposed location to build a Yondr asset, as part of a governance gateway approval process that decides whether to proceed to Site Selection.
Site Selection – Create and manage a Risk Register that identifies any abnormalities in cost or schedule based upon the site and the Stage 1 Test Fit design. Ensure consideration of abnormalities in the calculation of a Level 1 schedule and a Cost Estimate based upon a typical Target Cost/MW as part of governance gateway approval process that decides whether to proceed to undertake the Due Diligence of the project.
Due Diligence – Provide advice that helps to develop and agree the overall contract and procurement strategy for the project. Validate the Cost Estimate, L2 schedule and Master Plan Design Brief highlighting any abnormalities. Continue to manage the Project Risk Register to ensure that all risks are properly considered within the Cost Estimate and L2 schedule as part of the governance gateway approval process that decides to proceed to Land & Power Control.
Identify relevant permits, licenses and consents required and ensure the relevant owners are engaged to secure them. Highlight any specific local requirements or legislation that may have a material impact on the project.
Land & Power Control – Validate the Cost Estimate and L3 Schedule based upon the Master Plan Design (30%) highlighting any abnormalities. Continue to manage the Project Risk Register to ensure that all risks have been properly considered in the Cost Estimate and L3 Schedule as part of the governance gateway approval process that decides to proceed to the Design & Construction Phase of the Project.
Design & Construction – Work closely with the Global Procurement Director to support procurement of all key vendors such that we deliver all projects to agreed RFS dates and CAPEX budgets.
Ensure that all RFP documentation sent to vendors has been properly compiled utilizing the agreed standard processes and procedures and that all risks have been properly identified and transferred to the appropriate vendor as part of the vendor process.
Risk identification should include the collation of Lessons Learned from previous projects and the promotion of Best Practice identified within the Yondr business.
Form highly effective relationships with the ELT (Executive Leadership Team) and SLT (Senior Leadership Team) and all Key Vendors on projects and any other relevant 3rd parties associated with the project.
Promote Continuous Improvement. Help collate Lessons Learnt on projects to ensure all Schedules of Works compiled for vendors are as robust as possible.
Promote the concept of Value Engineering ensuring that the standardized Yondr design model is optimized in its performance.
Provide assistance in maintaining a global strategic vendor supply chain that is both reliable and resilient so that it provides predictability in both cost, value, quality and delivery date for all products.
Promote Best Practice in the way that vendors are procured and managed on a global basis.
Promote sustainability when considering the procurement of all OFCI equipment.
