The role of the Pre-Development Project Manager is to provide active project management for assigned development projects, throughout the assigned phases of development, reporting to the Executive Vice President, Project Execution. This role involves assisting in the development of project budgets and specifications, collaborating with estimators and project owner’s teams, and providing design and value management guidance. The Project Manager will also lead projects through the entitlement process, preside over pre-construction meetings, and ensure constructability with development associates and design teams. Additionally, the role requires building and maintaining relationships in operating markets and periodically assessing new markets for potential entry. The Project Manager will also be responsible for preparing status updates, assembling and managing the development team, negotiating contracts, and participating in the design process with budget, schedule, and constructability input. They will review and interpret plans and specifications, collaborate with all deal parties, track and flag issues, and manage multiple projects in various phases and locations. Site tours are required weekly during construction, and the Project Manager will assist in project close-out activities.
