About The Position

The Pre-Construction Manager is responsible for managing and overseeing all aspects of the pre-construction phase of the homes from permitting & site preparation through flatwork and shell vertical construction. Additionally, the Pre-Construction Manager works together with the Director of Construction to ensure a smooth transition between the pre-construction phase and Course of Construction. The position is expected to ensure productivity targets are achieved and that the processes are running efficiently and timely within budget. As a leader, this position ensures the creation of a positive, professional environment that fosters strong team member engagement.

Requirements

  • Minimum of 5 years’ relevant experience in this role.
  • Knowledge of and compliance with Health & Safety, current Building Regulations, and ensuring good quality is essential.
  • Understand the pre-construction and planning process.
  • Ensuring handover of projects on time and to the required quality and standard.
  • Maintaining good and accurate records.
  • Monitoring and reporting on the progress of building projects.
  • Coordinating, and monitoring of subcontractors and the Site Management Team.
  • Managing reporting and actioning quality issues.
  • Ability to pass Criminal Background check, Drug Screening and Sexual Offender Check
  • Ability to read, analyze, and interpret general business information.
  • Ability to effectively present information and respond to questions from customers, donors, volunteers, and the public.
  • Ability to calculate figures and amounts such as discounts, percentages.
  • Ability to add, subtract, multiply and divide
  • Ability to solve practical problems.
  • Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
  • Knowledge of Microsoft Word, Excel, PowerPoint, Outlook, and PROCORE.
  • The employee must be capable of lifting and/or move 50+ pounds on a regular daily basis, frequently required to stand and walk for long extended periods of time, climb or balance and stoop, kneel, crouch or crawl.

Responsibilities

  • Responsible for maintaining project schedules.
  • Oversee utilities installation. Sewer, water and electricity.
  • Overseeing site set up.
  • Monitor construction sites to ensure an appropriate level of quality control, and that all contractors are complying and on schedule.
  • Proactively identify and work to restore any site issues that may impede project delivery
  • Liaise with sub-contractors to identify and define requirements, scope, and objectives.
  • Assign tasks to internal team members.
  • Monitor project progress and handle any issues that arise.
  • Responsible for monitoring working hours, plans and expenditures of direct reports.
  • Works with Chief Construction Office and Director of Construction to establish construction schedule and priorities, and adjust as needed
  • Reports weekly progress to members of the Construction Department
  • Continually improve and build upon existing processes by identifying areas of improvement, designing solutions with measurable impacts in mind, and executing such fixes
  • Maintain a safe work environment by actively building and reinforcing safety standards at the sites.
  • Responsible for providing all information related to grading and drainage to ensure an accurate development of all sites.
  • Ensure efficient day-to-day operations of the sites to meet and exceed target goals.
  • Collaborate with all members of the construction department to develop and streamline construction procedures.
  • Maintain an amazing work culture by instilling a team-oriented sense of camaraderie amongst the different functions and staff, by supporting and demonstrating the Habitat’s Culture Code.
  • Attends and participates in HFHTBG evening events, classes, meetings, and dedications.
  • Monitors construction activities to ensure all contractors are following Occupational Safety and Health Administration (OSHA) construction industry standards.
  • Ensures safe working environment for staff, volunteers, and contractors.
  • Ensure that subcontractors and vendors/suppliers follow HFHTBG policies and procedures and reports any violations to the Director of Construction.
  • Ensure and implement all HFHTBG’s emergency procedures and protocols.
  • Ability to effectively plan, organize and manage time to achieve targets and objectives within a set timeframe
  • Ability to establish effective working relationships with other staff and develop into a customer focused team
  • Ability to effectively manage and establish rapport with external customers
  • Ability to analyze and make informed decisions on a day-to-day basis with guidance and support from supervisor
  • Excellent prioritization skills, responsive to emails in a timely manner.

  • Excellent customer relations skills in dealing with sub-contractors, suppliers, and local municipal permitting inspectors.

  • Excellent organizational skills with attention to detail
  • Proficiency in Microsoft Office programs. Computer literacy to include intermediate to advanced aptitude in Microsoft Excel and Word.
  • Construction knowledge and/or background is required, as well as the associated software such as PROCORE.
  • Accuracy, attention to detail, well organized, tidiness, the ability to multi-task extremely well and prioritize.
  • Ability to maintain high job standards and detail orientation in a fast-paced environment.
  • Ability to interact and communicate effectively - both verbally and in writing.
  • Solicit and receive all invitations to bid and addendums related to the Pre-Construction function. Maintain database log for bids and change orders. Download bid documents for upcoming bid solicitations.
  • Possess the capability of reading blueprints.
  • Attends and participates in required HFHTBG meetings.
  • Assists in preparations for special events, storm and disaster plan if implemented.
  • Other duties as delegated.
