About The Position

The Pre Approval Specialist is responsible for fully qualifying and pre‑underwriting loan files upfront to ensure clean submissions and well‑positioned approvals. This role is internal‑facing and focuses on loan analysis, scenario assessment, and strategic structuring prior to disclosure delivery and processing. This role emphasizes thorough upfront review, documentation accuracy, and thoughtful evaluation of borrower eligibility across multiple loan products.

Requirements

  • 3+ years of mortgage processing, underwriting, or origination experience.
  • Knowledge of RESPA guidelines and all mortgage and consumer regulations.
  • Knowledge of DU, LP, Microsoft Outlook, and Windows.
  • Skilled at interpreting and applying mortgage guidelines at a level comparable to an underwriter.
  • Skilled at advanced income calculations.
  • Excellent math and analytics skills.
  • Excellent communication skills.
  • Excellent prioritization and time management skills to meet deadlines.

Nice To Haves

  • Experience with Encompass LOS, preferred.

Responsibilities

  • Identify documentation gaps early in the process and communicate required items clearly.
  • Review, verify, and pre‑underwrite supporting documentation such as paystubs, W‑2s, bank statements, credit reports, and court orders to support loan eligibility.
  • Perform advanced income analysis, including complex and self‑employed borrower scenarios.
  • Conduct credit reviews and assess borrower risk profiles.
  • Review borrower’s assets and validate eligibility requirements.
  • Run and interpret automated underwriting findings through DU and LP.
  • Determine appropriate loan products based on borrower qualifications and program guidelines.
  • Strategically structure loan scenarios, including DTI management, debt‑payoff strategies, mortgage insurance planning, and identification of compensating factors.
  • Prepare detailed written findings that include income calculations, DTI, risk considerations, contingencies, and recommended next steps.
  • Monitor and help manage a pipeline that may include Conventional, FHA, VA, USDA, Jumbo, renovation, and reverse mortgage products.
  • Coordinate file setup, disclosures input, and loan presentation to support accurate and timely processing.
