About The Position

The Post-Closing/Loan Delivery Specialist is responsible for ensuring the timely and accurate review of closing packages returned from settlement agents, scanning and indexing closing packages, delivering loans to Private investors, Agency GSE, FHA, VA and USDA, insuring Ginnie Mae loans MERS, Final Documents and construction builder acceptance and loan draw management. After one year, a successful specialist will confidently and independently track, receive, and process closing packages, prepare and send payoffs, scan and index packages in LOS (Encompass or Blue Sage), review documents for accuracy, communicate with teams/agencies for corrections, monitor group emails, prepare collateral packages for custodians, submit HUD, USDA, VA, Indiana Housing, and DPA loans for agency review/insuring, track MICs, VA Insuring, and LNGs, understand TPO loan delivery (especially jumbo loans and clearing post-purchase suspense conditions), understand the MERS system, assist with loan delivery to various investors/agencies, work within regulatory guidelines and bank policies, ensure privacy and security of files, attend training, and manage the Construction Draw Process.

Requirements

• Minimum of two years’ mortgage banking experience in areas of loan processing, closing, Post-Closing, delivery or warehouse
• Familiar with common mortgage closing documents
• Acute attention to detail is required for this position
• Strong organizational skills are required with the ability to prioritize work in order meet deadlines
• Strong sense of urgency with ability to shift tasks quickly and adapt to change work assignments
• Proficient knowledge of MS Word, Excel, and Outlook

Responsibilities

• Ensuring the timely and accurate review of closing packages returned from settlement agents
• Scanning and indexing closing packages
• Delivering loans to Private investors, Agency GSE, FHA, VA and USDA
• Insuring Ginnie Mae loans MERS, Final Documents and construction builder acceptance and loan draw management
• Track, receive and process closing packages from settlement agents on Retail, Purchased loan closings
• Follow up on any packages not returned within 48 hours
• Prepare and send payoffs as required by Underwriting for HELOC loans
• Scan and index closing packages in the eFolder in the LOS system of record; Encompass or Blue Sage
• Ensure information is complete, timely, and accurate
• Review all documents, checking signatures and data for accuracy, according to the Post Closing Checklist, and Document Checklist for servicing delivery
• Communicate with appropriate teams and/or agencies/Title companies to ensure needed corrected documents are received in a timely manner
• Track Final Documents
• Monitor and communicate information from group email boxes
• Prepare a complete collateral package to be forwarded to Merchants Bank of Indiana custodian
• Prepare collateral releases for Merchants Premium Product (MPP Jumbo loans) and track receipt of collateral by TPO custodian
• Prepare and submit HUD binders, USDA packages, VA loans, Indiana Housing and other DPA loans to the appropriate agency for post- closing review and insuring/approval
• Track MICs, VA Insuring and LNGs for any FHA, VA & USDA loans
• Become knowledgeable with the process of delivering TPO (Third Party Origination) loans
• Specifically, jumbo loans, detailed tracking and clearing post-purchase suspense conditions
• Prepare collateral packages for applicable investors at time of purchase
• Understand the MERs system of registering, receiving, and transferring MERs/MIN numbers and periodic reporting
• Assist with loan delivery to Agency, GSE or private investors
• Complete necessary screens and fields in Encompass, Blue Sage, agency and investor database or lender database to expedite loan delivery
• Responsible for working within regulatory guidelines and bank policies that are applicable to the areas this position supports
• Ensure privacy and security of files
• Attend training on applicable subjects when available and appropriate for position
• Complete required bank training on a timely basis
• Understanding and completion of Construction Draw Process, managing account and processing appraisal and title updates, obtaining builder/borrower acceptance, submitting for management draw approval and process payment to builder
• Perform other duties as assigned
