The Post Close Underwriter III is a senior-level mortgage operations professional responsible for performing comprehensive post-closing underwriting reviews and managing the resolution of investor and third-party review (TPR) conditions. This role ensures funded mortgage loans comply with agency, government, Non-QM, and investor underwriting guidelines while maintaining the highest standards of quality, accuracy, and regulatory compliance. The Post Close Underwriter III serves as a subject matter expert (SME) for post-closing quality reviews, investor remediation, and underwriting accuracy. This individual partners closely with Underwriting, Quality Control, Closing, Compliance, Secondary Marketing, and Operations teams to resolve deficiencies, mitigate risk, and support continuous process improvement.

Requirements

  • Bachelor's degree in Business, Finance, or related field preferred; equivalent mortgage experience considered.
  • 5+ years of mortgage underwriting experience, including agency, government, and Non-QM loan products.
  • Minimum 2 years of post-close underwriting, quality control, or investor review experience preferred.
  • Experience responding to investor, aggregator, or third-party review (TPR) findings is strongly preferred.
  • Current or previous underwriting authority preferred.
  • Advanced knowledge of: FNMA, FHLMC, FHA, VA, USDA, Non-QM underwriting guidelines, Investor overlays.
  • Thorough understanding of mortgage underwriting documentation including: Income analysis, Asset analysis, Credit evaluation, Collateral review, AUS findings (DU/LPA).
  • Strong knowledge of mortgage compliance regulations including TRID, RESPA, TILA, ECOA, HMDA, and Fair Lending principles.
  • Experience with ICE Mortgage Technology Encompass LOS, Desktop Underwriter (DU), Loan Product Advisor (LPA), and investor delivery systems.
  • Excellent analytical, investigative, and problem-solving skills.
  • Exceptional attention to detail and documentation accuracy.
  • Strong written communication skills with the ability to prepare professional investor responses and condition narratives.
  • Ability to prioritize multiple deadlines in a fast-paced production environment.
  • Proficient in Microsoft Office Suite, including Excel, Word, and Outlook.

Responsibilities

  • Conduct comprehensive post-close underwriting reviews of funded mortgage loan files to ensure compliance with FNMA, FHLMC, FHA, VA, USDA, Cake Non-QM, and investor guidelines.
  • Validate credit, income, employment, asset, collateral, and documentation used to support the original underwriting decision.
  • Confirm all underwriting conditions and funding conditions were properly satisfied prior to loan funding.
  • Identify, document, and communicate underwriting deficiencies, compliance issues, and documentation inconsistencies.
  • Review and clear findings issued by third-party review (TPR) firms, investors, aggregators, and quality control vendors.
  • Research underwriting decisions and prepare professional, well-supported responses to TPR and investor conditions.
  • Gather supporting documentation, perform updated income calculations, and provide narrative explanations to resolve post-close findings.
  • Coordinate with Underwriting, Closing, Compliance, Capital Markets, Quality Control, and Post Closing teams to obtain documentation necessary for condition clearance.
  • Track outstanding TPR findings and ensure timely resolution within investor and operational service level agreements (SLAs).
  • Maintain complete audit trails documenting condition reviews, communications, and final resolutions.
  • Analyze recurring underwriting and TPR trends and recommend corrective actions, process improvements, or training opportunities.
  • Assist with internal quality control reviews and regulatory audits.
  • Ensure adherence to company policies, federal and state regulations, investor requirements, and internal quality standards.
  • Provide guidance and mentorship to junior post-close underwriters and operations staff.
  • Serve as a subject matter expert for post-closing underwriting issues and investor guideline interpretation.
  • Participate in departmental projects, workflow enhancements, and system improvement initiatives.
  • Stay current on agency, government, Non-QM, and investor guideline changes.
