About The Position

The Portfolio Management Analytics (PMA) Analyst is responsible for developing, maintaining, and enhancing analytical solutions that support Affinius Capital's global real estate debt and equity investment platform. This role serves as a critical partner to Portfolio Management, Asset Management, Development, Capital Markets, and Corporate Finance by providing forecasting, portfolio analytics, scenario modeling, and decision-support tools across a diverse portfolio of investments. Based in San Antonio, Texas, the Analyst will play a key role in supporting quarterly forecasting processes, enterprise-wide reporting initiatives, and the continued evolution of Affinius Capital's analytical infrastructure. The ideal candidate combines exceptional financial and quantitative skills with advanced Excel proficiency, intellectual curiosity, process improvement capabilities, and a passion for leveraging emerging technologies, including Artificial Intelligence, to enhance business performance. This is a highly visible position that provides direct exposure to senior leadership, including Portfolio Managers, Department Heads, and Executive Leadership. The role supports traditional property types, including multifamily, office, industrial, and retail, as well as alternative sectors such as data centers, senior housing, self-storage, and other emerging asset classes. Affinius Capital manages a broad range of investment strategies spanning the risk spectrum from opportunistic development and value-add equity investments to core lending. This position reports to the PMA San Antonio Lead and works closely with investment professionals, asset managers, developers, capital markets professionals, and finance teams across multiple regions.

Requirements

  • Master’s degree from an accredited university, preferably in a quantitative discipline such as Finance, Mathematics, Data Science, Statistics, Economics, or a related field.
  • 1-3 years of experience in private equity analytics, portfolio management, investment management, investment banking, or a similarly analytical financial environment.
  • Advanced proficiency and proven experience in Excel (macros, VBA, advanced formulas, pivot tables, conditional formatting, data simulations) and Word.
  • Proficiency in Power Query, data transformation techniques, large-scale dataset management, and structured data modeling.
  • Excellent written and verbal communication skills, including the ability to clearly communicate analytical findings to diverse audiences.
  • Strong organizational skills are required.
  • Self-starter; capable of developing and meeting deadlines in a fast-paced environment.
  • Willing to work extended hours, on-site.

Nice To Haves

  • Working knowledge of Power BI, Data Analysis Expressions (DAX), and business intelligence reporting tools is preferred.

Responsibilities

  • Lead the quarterly reforecast process for sponsored investments, joint ventures, funds, and managed accounts utilizing proprietary forecasting and valuation models.
  • Coordinate forecasting deliverables across multiple departments and regional offices, ensuring consistency, accuracy, and timely completion.
  • Perform complex financial, operational, and portfolio-level analyses to support investment decisions, strategic planning, and investor communications.
  • Produce ad hoc analyses, sensitivity studies, scenario modeling, and performance attribution analyses for senior management and investment professionals.
  • Serve as a subject matter expert for proprietary analytical models and enterprise forecasting tools utilized across the organization.
  • Design, build, maintain, and enhance complex Excel-based financial models and analytical solutions supporting portfolio management activities.
  • Develop scalable solutions capable of managing large volumes of investment, property, fund, and entity-level data.
  • Support model governance initiatives, including documentation, testing, version control, and quality assurance practices.
  • Continuously evaluate existing analytical workflows and identify opportunities to improve efficiency, transparency, accuracy, and scalability.
  • Partner with stakeholders to redesign and optimize business processes through automation and technology solutions.
  • Assess emerging Artificial Intelligence technologies and identify practical use cases that improve forecasting, reporting, data management, and analytical production.
  • Contribute to the design of future-state analytical infrastructure supporting enterprise-wide reporting and decision-making.
  • Assist in the development and enhancement of management reporting solutions using Power BI and other business intelligence platforms.
  • Translate complex analytical findings into clear, concise, and actionable insights for executive leadership and investment professionals.
  • Design dashboards and reporting tools that support portfolio management, fund management, development, and executive decision-making.
  • Establish strong working relationships across Portfolio Management, Asset Management, Capital Markets, Development, Corporate Finance, Compliance, and Operations.
  • Support investment teams in responding to investor inquiries, strategic initiatives, and special projects.
  • Act as a trusted analytical resource and partner across the organization.
  • Participate in departmental initiatives and strategic projects as assigned.
  • Contribute to knowledge-sharing efforts and support the continued development of analytical best practices within the organization.
