About The Position

QuadReal Property Group is a global real estate investment, development and operating company. The role of the Portfolio Accountant is to assist in the accounting and reporting for the Portfolio Accounting group. The successful Portfolio Accountant takes full ownership of their portfolio including both technical and non-technical aspects. The Portfolio Accountant would need to manage time effectively between different streams of work (separate portfolios) with competing deadlines.

Requirements

  • Enrolled in mid-level of the CPA program
  • 2+ years related experience in accounting/financial analysis.
  • Advanced skills in Excel & Word.
  • Ability to allocate one's time effectively, work under pressure and manage deadlines; ability to handle multiple demands and competing priorities; willingness to learn and adapt to changes in a dynamic environment; organized; detail-oriented and a self starter.
  • Strong analytical skills; can identify and analyze problems, and escalate to management
  • Resolves issues in a timely manner on daily responsibilities.
  • Excellent communication skills both oral and written
  • Strong relationship building skills; able to develop and sustain cooperative working relationships and work with all types of personalities; able to exercise confidentiality and places a priority on client service.

Nice To Haves

  • Yardi accounting system experience would be an asset.

Responsibilities

  • Assistance in the compilation of the financial information including quarterly IFRS compliant combined financial statements.
  • Prepare quarterly management reporting on fund performance and other key performance indicator including Net Asset Values, NOI, Capex, Debt, Leasing and conduct corresponding budget to actual variance analysis
  • Preparation and reconciliation of quarterly fund return calculations
  • Maintenance of the portfolio level general ledger including recurring journal entries (consolidation entries, accruals, contributions and distribution to joint venture partner), and balance sheet reconciliation, and bank reconciliation.
  • Maintenance of the financial records for intercompany transactions, contributions, distributions, legal and tax compliance.
  • Prepare quarterly entity financial statements for loan compliance purposes
  • Understanding, documenting, and recording complex transactions including acquisitions, dispositions, debt issuances and fair value adjustments.
  • Coordination with other functional groups (ex Investment Management, Operating accounting groups, Treasury, Tax, Legal etc.) to ensure efficient, timely and accurate reporting.
  • Consolidate annual budgets into portfolio level forecast reporting.
  • Provide support for JV partners’ ad hoc inquiries
  • Assist with year-end audit
