About The Position

The Porter is responsible for maintaining the cleanliness and curb appeal of the community in line with established standards. This includes the grounds, amenities, building exteriors, leasing office, parking lots, and other common areas. The role requires compliance with company and community operating and safety policies and procedures, as well as adherence to federal, state, and local laws pertaining to Fair Housing and OSHA regulations.

Requirements

• Must have reliable transportation.
• Must have a valid driver's license.
• Must be able to read, write and speak English.
• Ability to stand and/or sit for long periods of time.
• Ability to move through the community and maneuver around equipment.
• Ability to effectively communicate with tenants and property staff.
• Ability to lift and carry objects weighing from 15 to 25 pounds.
• Ability to work regularly in poor weather conditions, including heat, cold, rain, or snow.
• Ability to safely operate small hand tools and mechanical equipment.
• A team player with a positive attitude is a must.
• Willingness to deliver excellent customer service.

Responsibilities

• Ensuring the property maintains exceptional curb appeal by keeping the grounds and buildings clean and properly maintained.
• General grounds and pool maintenance.
• Landscape planting and weeding.
• Trash pickup and removal.
• Touch up paint, changing light bulbs, washing first floor windows, and other grounds maintenance duties as assigned.
• Having an eye for detail to ensure the property is presentable for new and existing residents.
• Delivering excellent customer service as an important part of the community team, providing a high-quality living environment.
