About The Position

Avenue5 Residential is seeking a Porter to maintain the grounds, amenities, building exteriors, leasing office, tour path, parking lots, and other areas of an assigned property. The role focuses on maximizing the property’s marketing appeal while maintaining high customer satisfaction and standards of cleanliness and curb appeal. The Porter interacts professionally with residents and prospective residents, protects their confidentiality, and collaborates with residents, other properties, and associated agencies. The position also involves preparing market-ready units, cleaning apartments and common areas, responding to weather-related conditions and property emergencies, and promptly reporting maintenance or life-safety concerns. A high school diploma or equivalent is required. Candidates must be able to read, write, and understand English; use general office equipment; provide excellent customer service; maintain confidentiality and a professional appearance; and comply with safety requirements and the prescribed uniform policy. A valid driver’s license, clean driving record, and current auto insurance are required. The employee must complete Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment. The role requires the ability to shovel snow, apply ice melt, and operate a commercial snow blower.

Requirements

High school diploma or equivalent.

Responsibilities

Maintain the grounds, amenities, building exteriors, leasing office, tour path, parking lots, and other areas of the assigned property.
Remove trash and other debris from office areas and the property perimeter daily.
Assist in preparing market-ready units.
Pressure wash exterior buildings, sidewalks, and other areas.
Assist with property emergencies, including snow removal, other inclement-weather emergencies, fires, and floods.
Clean available apartments, model homes, and community common areas as directed.
Address property maintenance concerns related to inclement weather.
Maintain high standards of cleanliness and curb appeal and interact courteously and professionally with current and prospective residents.
Preserve and respect applicant and resident confidentiality.
Foster positive, active, and collaborative relationships with residents, other properties, and associated agencies.
Clearly and immediately report maintenance or life-safety issues identified while performing assigned duties.
Perform other duties as assigned.
