About The Position

University Edge & Dickinson Lofts is a student-focused community in the heart of Greenville, North Carolina — the "Emerald City" — serving East Carolina University's 27,000+ students. Located steps from ECU's campus at 550 Pitt-Greene Connector, the community features fully furnished studio, one-, two-, and four-bedroom floor plans, a private bathroom in every bedroom, a heated pool and sundeck, a clubhouse with fitness center and game room, and study space with a computer lab. A clean, sharp-looking property is the first thing prospects and residents notice — and the Porter is the person who keeps it that way every single day. As Porter, you keep the community clean, safe, and looking its best across all common areas, grounds, and amenity spaces. This is a hands-on, on-your-feet role for someone who takes pride in a spotless property, works well independently, and understands that curb appeal and cleanliness drive both leasing and resident satisfaction. You'll be a key part of the maintenance team, especially through the summer turn and August move-in.

Requirements

  • A strong work ethic and pride in keeping a property clean and presentable.
  • Reliability, punctuality, and the ability to work independently with minimal supervision.
  • Ability to perform physical work — walking the property throughout the day, lifting 50+ lbs, and working outdoors in varied weather.
  • A service-first, team-oriented attitude and professionalism around residents and guests.
  • Availability to work a schedule that ramps up during turn and move-in, including some weekends.

Nice To Haves

  • Prior porter, groundskeeping, janitorial, or general maintenance experience.
  • Experience in multifamily or student housing.
  • Familiarity with basic hand tools and cleaning equipment (pressure washer, blower, etc.).
  • Valid driver's license.

Responsibilities

  • Police the grounds daily — pick up trash and debris across parking areas, walkways, breezeways, and landscaping beds.
  • Empty and maintain common-area trash receptacles and manage the dumpster and valet-trash areas.
  • Keep entrances, sidewalks, and building exteriors clean and presentable; pressure-wash as needed.
  • Assist with light landscaping upkeep and seasonal cleanup (leaves, snow/ice as applicable).
  • Clean and maintain amenity spaces including the clubhouse, fitness center, game room, study rooms, computer lab, pool deck, and leasing office.
  • Sanitize high-touch surfaces, restock supplies, and keep restrooms and common areas fresh throughout the day.
  • Maintain the pool area's cleanliness and appearance during season.
  • Support the maintenance team during the summer turn — cleaning vacant units, hauling trash and old furnishings, and prepping apartments for move-in.
  • Help ensure the property is 100% clean and move-in ready for the August student rush.
  • Assist maintenance technicians with basic tasks and material handling as needed.
  • Report maintenance issues, safety hazards, and damage to the Community Manager or Maintenance Supervisor.
  • Keep tools, supplies, and equipment organized and in good condition.
