About The Position

The Porter is responsible for the cleanliness and general upkeep of the community including groundskeeping, general maintenance, and custodial efforts of property amenities, building exteriors, leasing office, parking lots, apartments, equipment, and all common areas. The Porter will also assist the rest of the staff, as directed, in their efforts to manage and maintain the community in a safe, professional, and efficient manner. Requirements

  • Ability to meet all physical requirements including heavy lifting and carrying
  • Ability to take direction and work on a team
  • Hard working with the ability to multitask and handle multiple responsibilities
  • Self-motivated, proactive mindset that shows initiative and desire to learn new skills
  • Ability to communicate positively and professionally with residents, maintenance team, technicians, community staff, vendors, and HSL management
  • Fluency in English and ability to communicate both verbally and in writing
  • 40-hour flexible work week
  • Weekly schedule - Weekends are required
  • One year related experience (in a physically demanding position) and/or training ideal
  • Background and pre-employment drug screening will be required
  • Reliable transportation for use in business related tasks/duties as assigned

Nice To Haves

  • Bilingual language skills (i.e., Spanish) not required, but is a plus

Responsibilities

  • Frequently walking and inspecting the community to ensure the property is clean, clutter-free, and meets HSL standards
  • Assisting with various physical and safety-related tasks as directed, including: Removing litter, trash, debris, pet droppings, etc. from the grounds
  • Raking, sweeping, shoveling, landscaping, and groundskeeping
  • Moving or removing heavy items (i.e., appliances) as circumstances warrant
  • Performing "trash-out" duties at vacated apartments
  • Keeping dumpster doors closed on windy days
  • Cleaning and maintaining storage areas
  • Tearing down fences, digging post holes, removing signs, etc.
  • Painting (interior and exterior) and transporting paint buckets
  • Keeping the pool area neat and clean at all times
  • Keeping the laundry room neat and clean at all times
  • Keeping the leasing office neat and clean at all times
  • Keeping pet areas neat and clean at all times
  • Keeping dumpster areas neat and clean at all times
  • Keeping recreation and relaxation areas neat and clean at all times
  • Keeping grounds adjacent to the road, in front of the office, etc. neat and clean at all times
  • Keeping walkways to and from and in-between buildings neat and clean at all times
  • Keeping parking lots and drives neat and clean at all times
  • Keeping maintenance and storage area(s) neat and clean at all times
  • Keeping all common areas and grounds on property neat and clean at all times
  • Performing any additional duties assigned by the Maintenance Supervisor or Community Director
