Requirements

  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to write routine reports and correspondence.
  • Ability to speak effectively before groups of customers or employees of organization.
  • Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
  • Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
  • Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.
  • Ability to deal with problems involving several concrete variables in standardized situations.
  • Preferably have knowledge of Microsoft Word, Microsoft Outlook, and internet software.
  • High school diploma or general education degree (GED); and one to two years related experience and/or training; or equivalent combination of education and experience.
  • Valid driver's license

Responsibilities

  • Responsible for meticulous upkeep of grounds, amenities, building exteriors and leasing office, parking lots, and other community buildings.
  • Maintains grounds, common areas, and amenities by picking up/emptying trash and debris, vacuuming, moping, pressure washing breezeways and commons areas, general cleaning as needed and other areas as directed.
  • Removes trash from office areas and apartment community perimeter on a daily basis.
  • Assists with market ready units, including remove trash from vacant apartments (trash outs) prior to make-ready.
  • Assist Maintenance Supervisor/Community Director and/or perform assigned maintenance tasks in a timely manner.
  • Assist in cleaning available apartments and/or models.
  • Assist maintenance team with snow (as applicable) and leaves removal.
  • Assist in trouble shooting/repair of mechanical, carpentry ad electrical problems.
  • Complies with company standards and applicable laws including but not limited to; Fair Housing, OSHA, Landlord Tenant, Local Building Codes, OSHA, and EEOC.
  • Attends and participates in company safety meetings and required trainings and other safety related laws and requirements, and by reporting accidents and incidents promptly to supervisor.
  • Reports known safety hazards, equipment, and customer concerns to supervisor.
  • Responds quickly to emergency situations during work hours and on-call coverage.
  • Follows established process for inventory of supplies and materials at the community, by tracking inventory used, returning unused inventory, and notifying supervisor about re-ordering needs.
  • Supports cost saving initiatives by fixing rather than replacing parts when possible and not being wasteful with materials and supplies.
  • Maintains high levels of customer service for prospects, residents, vendors, and associates.
  • Performs other duties as assigned.
