About The Position

The Porter is responsible for maintaining the cleanliness and appearance of common areas and grounds. This role involves a variety of cleaning tasks, groundskeeping, and ensuring a positive experience for residents. The position requires a high school diploma or equivalent, at least five years of experience in property management or a related field, and general knowledge of maintenance repairs. The ability to use office equipment, strong customer service skills, and the capacity to handle difficult situations are essential. A valid driver's license, clean driving record, and auto insurance are required. The role may involve overtime, weekends, holidays, and on-call duties.

Requirements

• High school diploma or equivalent is required
• At least five years of experience in the property management industry or directly related field
• General knowledge of all aspects of maintenance repair and service including plumbing, electrical, general maintenance
• Previous renovation/rehab or minor construction experience
• Ability to read, write and understand English
• Ability to use general office equipment, such as telephone, computer, printer, copier, and etc
• Excellent customer service and interpersonal skills with the ability to relate to others
• Strong organizational and time-management skills
• Ability to multi-task
• Ability to perform basic mathematical functions
• Ability to cope with and defuse situations involving angry or difficult people
• Ability to maintain confidentiality
• Must maintain professional appearance
• Must maintain a valid driver’s license, clean driving record and current auto insurance is required
• Must comply with all safety requirements

Responsibilities

• Clean all surfaces in common areas (e.g. Information Centers, Fitness Center, kitchens, restrooms) to include dusting, sweeping, mopping, vacuuming, and glass cleaning
• Empty garbage cans from all amenity spaces including restrooms and dog waste stations
• Clean and maintain light fixtures and replacement bulbs
• Patrol grounds for trash and debris along roads, maintaining a “Clean as You Go” mindset
• Greet residents when in contact with a warm smile, and genuine greeting
• Ensure uniform and personal appearance are clean and tidy
