Part-Time Porter

About The Position

Avenue5 Residential is seeking a part-time Porter to maintain the grounds, amenities, building exteriors, leasing office, tour path, parking lots, and other areas of the assigned property. The role supports the property’s marketing appeal and customer satisfaction through high standards of cleanliness and curb appeal. The Porter also interacts with residents and prospective residents, assists with preparing units and responding to property emergencies, and reports maintenance or life-safety concerns.

Requirements

High school diploma or equivalent.
Ability to read, write, and understand English.
Ability to use general office equipment.
Excellent customer service and interpersonal skills.
Strong organizational and time-management skills.
Ability to cope with and defuse situations involving angry or difficult people.
Ability to maintain confidentiality.
Maintain a professional appearance and comply with the prescribed uniform policy.
Valid driver’s license, clean driving record, and current auto insurance.
Comply with all safety requirements.
Complete and successfully pass Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment.
Ability to shovel snow, apply ice melt, and operate a commercial snow blower.
Passion for meticulous curb appeal.

Responsibilities

Remove trash and other debris from office areas and the property perimeter daily.
Assist in preparing market-ready units.
Pressure wash exterior buildings, sidewalks, and similar areas.
Assist with property emergencies, including snow removal and other inclement weather events, fires, and floods.
Clean available apartments, model homes, and community common areas as directed.
Address property maintenance concerns related to inclement weather.
Maintain cleanliness and curb appeal, and interact courteously and professionally with current and prospective residents.
Preserve and respect applicant and resident confidentiality.
Foster positive, active, and collaborative relationships with residents, other properties, and associated agencies.
Promptly report maintenance and life-safety issues identified while performing assigned duties.
Perform other duties as assigned.
