The Porter is responsible for maintaining the cleanliness, curb appeal, and overall appearance of the community. This role serves as a frontline contributor to the property's physical condition and resident experience by keeping grounds, common areas, amenities, and support spaces clean, safe, and well-organized. Success in this role requires reliability, physical stamina, strong attention to detail, and a genuine commitment to creating a welcoming environment for residents and visitors.

Requirements

  • High school diploma or equivalent (or currently enrolled).
  • Ability to perform physical labor outdoors in varying weather conditions.
  • Reliable, punctual, and self-motivated with strong attention to detail.
  • Ability to work a flexible schedule including weekends.
  • Valid driver's license and reliable transportation.

Responsibilities

  • Maintain curb appeal throughout the property on a daily basis.
  • Pick up trash and empty trash cans and pet waste stations.
  • Blow sidewalks, breezeways, and parking lots to keep surfaces clean.
  • Pressure wash common areas on a scheduled basis.
  • Keep dumpster areas clean and free of debris.
  • Clean common areas, stairwells, and amenity spaces throughout the property.
  • Keep the pool area clean, organized, and guest-ready at all times.
  • Maintain inventory of large equipment and supplies in the maintenance shop.
  • Keep the maintenance shop clean and properly organized.
  • Assist with rent-ready units including trash removal, patio clean-up, and final touch-ups.
  • Support the maintenance team with deliveries and material handling.
  • Assist with preventive maintenance projects as assigned.
  • Conduct daily property walks and report issues to the Maintenance Supervisor.
  • Report safety hazards, leaks, damaged lights, gate malfunctions, and irrigation issues promptly.
  • Contribute to a clean, safe, and welcoming environment for all residents and visitors.
