About The Position

Valiant Residential is seeking a Porter/Groundskeeper responsible for the daily maintenance and care of landscaping tools and equipment, and notifying the supervisor of any grounds-related issues that would be handled by the landscaping vendor. This role ensures the exterior and common areas of the property are kept clean daily. The Porter/Groundskeeper also assists with cleaning make-ready units and supports the maintenance team as needed. Additional duties may be assigned by the supervisor.

Requirements

Minimum one year of full-time related experience.
Must possess strong verbal and written communication skills in English to effectively interact with team members, residents, vendors, and other stakeholders.
Willingness to perform all required tasks.
Demonstrate knowledge of work safety habits.
Ability to professionally represent the company.
Maintain a valid driver’s license and reliable transportation.
Able to work on call (as necessary and/or when an emergency arises) and extended hours (including after-hours and weekends).
Attention to detail - meticulous.
Ability to organize & prioritize work.
Social skills to interact with residents.
Self-motivated; ability to work individually and on a team.
High school diploma or equivalent.

Nice To Haves

Bilingual in Spanish is a plus

Responsibilities

Ensure that the appearance of all property, including the community office, model, apartment, amenity areas, etc., meets or exceeds Valiant Residential’s standards at all times.
Assist the team by offering support for community functions.
Pick up litter daily.
Sweep/blow breezeways.
Clean areas around dumpsters.
Clean out vacant apartments.
Clean mail room, pool areas, laundry room, etc.
Assist with pool maintenance.
Water plants as needed.
Maintain the sprinkler system.
Use insecticides, fertilizers, and herbicides as needed.
Mow and trim lawns.
Reseed lawns and replant, if necessary.
Properly stake trees.
Correctly prune trees and shrubs.
Weed lawns and all other planted areas.
Make drainage corrections.
Replace breezeway light bulbs.
Assist with distributing notices.
Assist in make-readies and other maintenance work as directed.
