About The Position

The Porter is responsible, under the supervision of the Maintenance Supervisor, for maintaining the assigned community’s grounds in an attractive condition. The role requires following OSHA standards and company safety policies, completing hazard assessments, maintaining a professional appearance, communicating with the supervisor, and reporting unusual or extraordinary property, coworker, or resident circumstances. The Porter may also assist with custodial duties, equipment upkeep, and emergency maintenance situations.

Requirements

Clearly communicate verbally and in writing, and read in English.
Read, understand, and follow work orders and instructions; provide written responses and complete reports according to company procedures.
Read and understand manuals, procedures, warning labels, and directional labels.
Work within time constraints and complete tasks in a reasonable timeframe.
Be willing to accept tasks and responsibilities beyond repair and maintenance.
Have limited computer literacy.
Have a government-issued state ID, or a valid driver’s license if required by management based on location, property, or business needs.
Safely lift and carry up to 50 pounds without assistance.
Safely move large appliances using a hand truck.
Safely use hand tools and power tools, including handheld drills and circular saws.
Safely ascend and descend ladders unassisted.
Tolerate normal exposure to moving mechanical parts, fumes or airborne particles, toxic or caustic chemicals, and outdoor weather conditions.
Safely access all areas of the property grounds in varying ground and weather conditions, including multilevel structures, with or without an elevator.
Be able to walk, stand, bend, sit, climb, balance, stoop, kneel, crouch, or crawl frequently and possibly for long periods.
Have close, distance, color, and peripheral vision; depth perception; and the ability to focus.

Nice To Haves

High school diploma or equivalent preferred.
Prior experience preferred.

Responsibilities

Follow OSHA standards, company safety policies, and work-safety requirements; complete required safety training and hazard assessment forms.
Water potted plants in common areas daily and water newly planted foliage as directed.
Perform groundskeeping as needed, including mowing, trimming, fertilizing, raking, tending flowers, pulling weeds, spraying insecticides, maintaining watering and drainage systems, turning soil, and reseeding lawns.
Paint building exteriors as required; pick up litter and trash daily; clean exterior light fixtures and replace bulbs; and install or maintain fences and gates.
Care for pools and help keep pool areas clean, chairs arranged, and trash receptacles empty.
Assist with inventory control and upkeep of grounds equipment and supplies.
Assist with emergency maintenance situations, including after-hours emergencies such as fire watch.
Perform scheduled equipment maintenance according to manufacturer recommendations and operating manuals, and maintain lawn and cleaning equipment according to manufacturer and company procedures.
Pressure wash or blow walks and breezeways as scheduled.
Participate in standby emergency coverage during evenings, weekends, and holidays.
Communicate verbally and in writing with the supervisor at least once daily.
Maintain the required property uniform and a professional appearance and attitude.
Ensure storage areas and entrances are locked and that adequate lighting is maintained.
Assist with custodial work, including sweeping, mopping, vacuuming, emptying trash and pet stations, and cleaning windows.
Assist other team members when necessary.
