About The Position

The PORTER (Cleaner/Housekeeper) position is NON-EXEMPT (hourly). The purpose of this job description is to communicate the responsibilities and duties associated with this position. Requirements

  • Must meet all physical requirements and be able to take direction.
  • Mops, brooms, vacuum cleaner, window squeegee, scrubber, step stool, small ladder, screwdriver, and other miscellaneous hand tools.
  • Is required to wear back support belt, and gloves as tasks dictate.
  • Hand Tools: Various wrenches, hammer, grips, saws, sledgehammer, snips, posthole diggers, etc.
  • User-Moved Aids: Wheelbarrows, dollies, hand trucks, buckets, jacks, step ladders, full ladders.
  • Constant need (66% to 100% of the time) to be on feet.
  • Constant need (66% to 100% of the time) to perform: Bend/Stoop/Squat/Kneel, Push or Pull, Reach Above Shoulder, Grasp/Grip/Turning, Finger Dexterity.
  • Frequent need (33% to 66% of the time) to perform: Lifting/carrying (25 - 75 lbs.).
  • Constant need (66% to 100% of the time) to perform: Lifting/carrying (1 - 25 lbs.).
  • Required to handle cleaning chemicals. Certain cleaning chemicals may require pre-mixing.
  • Constant need (66% to 100% of the time) to observe areas needing attention/correction. Read cautionary labels; respond to written instructions from staff.
  • Frequent need (33% to 60% of the time) to see things clearly beyond arm's reach. Observe and assist maintenance; observe problems throughout property.
  • Frequent need (33% to 66% of the time) to receive instructions from residential management. Written instructions should be acceptable.
  • Constant need (66% to 100% of the time) to verbally communicate with staff and residents.
  • Occasional need (1% to 33% of the time) to utilize personal transportation to pick up replacement parts and supplies from vendors.
  • Rotation "on call" status may occasionally require expedient travel to assigned property at a moment’s notice.
  • Driving golf carts on property.
  • Must have valid driver's license and automobile insurance coverage.
  • MODERATE Reasoning Development: Must be able to apply principles of logical thinking to a variety of practical situations and accurately follow standardized procedures that may occasionally involve minor deviations. Needs ability to think rationally beyond a specific set of instructions.

Responsibilities

  • Clean the office, clubroom, and restrooms on a daily basis (prior to 9 a.m.).
  • Clean and maintain models on a daily basis.
  • Keep all vacancies fresh and odorless.
  • Clean and maintain laundry facilities and all common areas daily by 10:00 a.m.
  • Inform supervisor of any vandalism, damage or repair required on perimeter or in common areas of property.
  • Physically walks the property on a frequent basis and removes litter, debris and pet droppings from the grounds.
  • Performs vacant make ready cleanings.
  • Performs "trash-out" duties at vacated apartments on a daily basis. Removes all abandoned furniture, trash, and boxes. Transfers to dumpster or storage area, whichever is applicable.
  • Transfers trash and other items left outside of dumpster into dumpster. Pick-up and sweep area.
  • Details property on a regular basis. Use blower to keep sidewalks and walking areas clean of loose grass and brush.
  • Assists with "make-ready" duties when requested by the Community Director or maintenance supervisor.
  • Helps clean and maintain storage areas.
  • Completes minor and routine service requests when requested by Community Director and/or maintenance supervisor. Follow procedures when service requests are performed.
  • Distributes resident communications to residents; e.g., upcoming events, pest control notices, newsletters.
  • Performs work area clean up and safety related duties.
  • Inform supervisor of supplies needed on a monthly basis.
  • Assists in keeping grounds neat and free of litter; including raking, sweeping and shoveling as circumstances warrant.
  • Performs any additional duties assigned by supervisor, Regional Maintenance Manager and Community Director.
