About The Position

Mosaic is reshaping a traditional forest company as a modern, diversified land business. Alongside sustainable forestry and timber production, they are developing renewable energy, watershed services, recreation, real estate, and carbon programs that create a healthy balance of economic and environmental value. This portfolio approach shows how private lands can serve the public good. The Planner role is based out of the Nanaimo office on Vancouver Island, British Columbia. Reporting to the Manager, Planning, the Planner is responsible for managing and coordinating a wide range of land use planning activities and project work plans, including rezonings, subdivisions, development permits, and zoning bylaw amendments. This position plays a key role in supporting Mosaic’s development pipeline, collaborating with internal teams and external stakeholders to advance projects through regulatory approvals.

Requirements

  • 3 + years’ project management or planning experience in the property/real estate industry;
  • Degree in Urban Planning, Project Management, Landscape Architecture, or a related field;
  • Strong communication and interpersonal skills;
  • Proven ability to manage multiple projects and deadlines;
  • Strong working knowledge of BC planning legislation, municipal processes, and development approvals; and
  • A valid Driver’s Licence.

Nice To Haves

  • Membership in the Canadian Institute of Planners and/or Project Management Professional (PMP) certification is preferred but not required;

Responsibilities

  • Preparing, submitting, and coordinating land use applications such as rezonings, subdivisions, OCP and zoning bylaw amendments, and development permits;
  • Leading multidisciplinary consultant teams (i.e., environmental, geotechnical, civil engineering, urban design);
  • Liaising with municipal staff, community stakeholders, First Nations, and consultants to advance approvals;
  • Analyzing political and land use context to develop project-specific entitlement strategies;
  • Monitoring project budgets and timelines to ensure alignment with approved allocations;
  • Supporting planning initiatives in Mosaic’s key development areas;
  • Contributing to the planning pipeline by identifying opportunities to optimize land use, lot layouts, and market potential;
  • Interpreting and applying planning policy documents and legislation; and
  • Representing the company on local land use committees and fostering positive relationships with community members and government agencies.
